I’ve asked the EA to check with the seller’s solicitors to see if they’ve managed to send the enquiry responses to my solicitor yet 🤞🏻0

We are so close! Our solicitor has said she is happy with our files and we are ready to exchange
sent the list couple of forms back to them need to buy insurance but need a confirmed completion date for that we all agreed with ea’s the 18th but the vendors solicitor told ours the 19th so have gone back about that and as soon as they confirm 19th buildings insurance will be done and hopefully buyer is also set.

Our solicitor is going back to the lender to get confirmation to go ahead and we're waiting on indemnity insurance quote to be agreed and sorted by seller's solicitors. How long until we have an exchange date??0

I’m really nervous as a FTB…
Our brief timeline to today:
31st May - broker meeting / AIP
18th June - First viewing
25th June - Second viewing
29th June - Offer submitted
2nd July - Offer accepted
5th July - Full mortgage application submitted5th July - Conveyancing solicitor instructed
29th July - Valuation survey
4th Aug - Santander formal mortgage offerOur EA have been absolutely useless, heard nothing from them at all since 5th July when I phoned them to provide our solicitors details.We had an email from our solicitors to say they’ve heard nothing from the EA so could we give them a nudge. I phoned the EA who said the vendor hasn’t had an offer accepted on another property yet so they won’t provide the solicitor any info.
I don’t know if that’s the norm but in my mind it would make sense for our solicitor to be able to get on with everything they need to, then when the vendor finds a property they can do their bit?I just feel a bit lost now as we’re at a point where we can do no more. We have our mortgage offer, we’ve filled in the very first conveyancing paperwork and paid the solicitors deposit but now just waiting for the vendor to find a house so the EA will contact our solicitors to begin searches.

We’ve all agreed exchange and completion in the week of 22nd august. It’s been 6 months today since we had our offer accepted. Almost there! Relief is an understatement.1

Im absolutely fine with waiting for now, we’re lucky that we are in very nice rented housing and have been here for over 4 years - I just feel very naive to it all as FTB, we’ll hold out and be patient until we hear from the EA in that case!

Well excitingly we got a date for exchange and completion - then it turns out the date arranged no moving company can do and parents are away
so after pushing for a date for ages we’ve had to go back to try a different day which is so frustrating but in my head I have to realise it has to be good for us too and no point struggling when moving day could be moved a few days later and be easier for us?
Sometimes I wish the buyers could all be on a telephone call to arrange instead of just going through solicitors and estate agents!2 -
Well my vendor had a phone call appointment this Tuesday to get help with forms from his solicitor, he then missed this call so it has been rearranged for Monday, hopefully enquiries will be satisfied by Friday next week 😐0
