    Hi @natasha22, how are you getting on.

    My timeline seems similar to yours. I’m also a FTB, learning as I go.

    I viewed the house in the 16th March. Offer accepted 17th March. Mortgage applied for 18th March.

    Solicitor instructed 17th March and initial pack from them filled in and returned over the next 2 weeks.

    Survey was 8th April, house downvalued by 5k. Seller accepts new price and mortgage offer 20th April. Meanwhile searches started on the 19th April.

    Contact with solicitor last week. 1 search outstanding. No other paperwork received from sol. I have no idea whether any enquiries have been raised. I know they are in receipt of the draught contract.

    Will call again next week to see if search is back. Other than that I have no clue if I should be doing anything else yet.

    I’ve read this thread from start to finish. So helpful and informative. Good luck to everyone waiting to exchange.

    Update on ours - completely fed up now. 

    EA has called to say that our buyer still hasn’t sent off his mortgage documents to the lender (6 weeks and waiting), and that it has transpired his deposit was in his limited company, not his personal funds. 

    I’ve said he’s got until tomorrow, otherwise we’re re-marketing. I’m just so deflated, as this has been hidden from us and I thought we were on track to exchange by the end of the month.

    Very worried we’ll lose our dream home as a result, even though we are as progressed as possible! Vendor’s EA is putting a lot of pressure on us, chasing constantly for updates, even though our offer was only accepted on 4 April. Mortgage offer was back within a week and solicitors are doing their thing but legals take time… is this just the EA being stressy or should we be worried about re-marketing?

    I’m not surprised you are fed up. There is no excuse for a 6 week wait to send documents. I think you are right to give an ultimatum. If he can’t show commitment by tomorrow then definitely re-market. 

    I’ve read this thread from start to finish and seen too many examples of people sticking with buyers/sellers who don’t show commitment in he hope they will come good. Looks like they rarely do and even more time is wasted.

    I hope this is not the case for you and he pulls his finger out. Good luck

    You sound like you’re pretty close, we sent back our enquiries and they were resolved quite quickly and the solicitor just passed the answers across to us. Ask your solicitor to provide you an update and chase the vendors solicitors if they aren’t responding. 

    Have you got your insurance sorted? If not do that as they’ll ask for that soon if they haven’t already. 

    Once they have the search and enquiries back you’ll get the draft contract to read and we signed all the TR1 forms and stuff, not dated, so the solicitor has them ready to exchange. Not sure if all do this! 

    Do you have an ideal date you want to move? 

    Fingers crossed for you! Sure it will happen soon!

    Hiya, 

    It reads as though you still have some way to go, enquiries, searches etc all take a few weeks. Then you’ll get a draft contract, forms to sign, send back etc. 

    Can I ask - where did you get the date of moving from? This isn’t decided until you have exchanged contracts and the time to buy a house with no chain is 3 months. We are buying and 3 months in now with no chain, so I think you’re being very optimistic! 

    Sorry to be a bit of a downer, I know you’ll want to move as soon as you can and you’re doing well in terms of timings so far, just quite a bit more to do.

    Oh and you need to ask your solicitor and the sales progression team to push their solicitor. Mainly your solicitor.

    @hpsauce86 this sounds like they are in Scotland so a different way of doing things there than in England

    @hpsauce86 yeah we are in Scotland. We received a letter from our solicitor advising a entry date the seller suggested and if we agreed we just needed to confirm.

    But agree think we still have a long way to go and we have been getting excited over what could be another 6 weeks away 😔
