I viewed the house in the 16th March. Offer accepted 17th March. Mortgage applied for 18th March.
Solicitor instructed 17th March and initial pack from them filled in and returned over the next 2 weeks.
Survey was 8th April, house downvalued by 5k. Seller accepts new price and mortgage offer 20th April. Meanwhile searches started on the 19th April.
Contact with solicitor last week. 1 search outstanding. No other paperwork received from sol. I have no idea whether any enquiries have been raised. I know they are in receipt of the draught contract.
Will call again next week to see if search is back. Other than that I have no clue if I should be doing anything else yet.

If not do that as they’ll ask for that soon if they haven’t already.Once they have the search and enquiries back you’ll get the draft contract to read and we signed all the TR1 forms and stuff, not dated, so the solicitor has them ready to exchange. I called in to the solicitors today. The lady I spoke to was lovely and took some time to explain the process.
Im waiting on the LA search. It doesn’t look like they have started enquiries yet and are waiting for the last search. I don’t think they’ll be complicated. It’s an ex-LA house with no changes or additions that I know of.
They said once enquiries are back the solicitor will write a report and then I’ll be invited in to go through everything.I’ve not sorted insurance but I am aware I need to do this for exchange.No ideal move date, just as soon as the process allows and not yet getting pressure from vendor.
Im estimating we may be another 6 weeks away but happy for sooner if it’s possible.

Hi everyone! FTBs here. We've found this a really useful thread and so thought I'd contribute with our own ongoing timeline. Also in the event it goes wrong along the way, perhaps someone can give advice!
So far :
4 April 2022 - First viewing, offer made
5 April 2022 - Offer accepted
5 April 2022 - Solicitors instructed (told pens down pending mortgage offer)
5 April 2022 - Mortgage application went in
19 April 2022 - Valuation confirms offer level acceptable
28 April 2022 - Mortgage application query (dealt with by broker)
5 May 2022 - Mortgage offer
5 May 2022 - Homebuyer's survey booked
9 May 2022 - Solicitors start work

12 May 2022 - Homebuyers survey
21 May 2022 - Second viewing
Beyond - Everything else.
The only frustrating thing to report so far is the vendor taking their time about finding a conveyancer to instruct - which of course means there is only so much work our solicitors can do for now.
The EA said the vendor made an offer which has been accepted on a vacant leasehold flat. They expect that the landlord (a property management company) will not want to wait around too long for the process to kick off since it is sat vacant (used to be a rental). I guess in theory it should be a relatively straightforward process, since the vendor is not going to be waiting on anyone else finding somewhere to move and we are FTBs??
Having read through this thread though, not getting too excited until those keys are firmly within our grasp .. (!)

We had our survey back and there was nothing too horrendous (although still lots to do!)
Weve had some checks completed by a son of a friend so theres been some frustrating hold ups because although we are still paying, it feels harder to chase!
Frustratingly it turns out that responses that we have been chasing for 6 weeks + have simply been sat with our solicitors it seems. Part of this has been boundary related issues which it turns out our solicitor could have told us all along as she has the map but hasnt given it to us!
The seller (who works for the firm thats her solicitor) has missed several bits of the sellers pack that needs chasing again. ITs frustrating as if they had of given us these earlier (god knows how long our solicitor has had them!) then we could have probably had the amendments back by now
Weve asked to exchange next week, but looks unlikely. Due to needing to follow the calendar of our rental house, if we dont give notice next week then we will have to move late july.
Feels to risky to give our notice without exchanging though...0 -

We had a look around the outside of the house we are buying today as the tenant has vacated. They have left loads of rubbish in the garden so god knows what the inside looks like. We’ve booked a second viewing on Saturday morning so we’ll see.
The same as you our survey was nothing too horrendous but also like you lots of things that require attention.

Feels to risky to give our notice without exchanging though...I think our vendor is delaying to time with school holidays personally, but I hope they let us know by the 27th so we can be in for June.Keep us updated with the move, is it worth speaking to the letting agent to tell them the situation? We have told ours as they tried to make us sign another 12 months, but we’ve been on a rolling tenancy for 6 years, so we told them what the situation was and to be honest as we’ve lived here a while they’ve said they might be able to give us a bit of leeway because they’ll need to fix it up a bit before they let it out again. Plus they’ll want to get it rented quickly as it’s being remediated and will be covered in scaffolding, and they are dark flats as it is.
Keeping my fingers crossed for you, all you can do is tell people your situation and make sure all people are aware. Doesn’t help when there’s so many bank holidays, not that I am complaining! 😊0 -

I am selling a BTL flat and not buying anything so no chain.Timeline:
22/2 sold subject to contract
2/3 memo of sale received
30/3 buyers mortgage offer issued
13/4 searches applied for
9/5 searches back
12/5 buyer meets us to have a look around again and is still very happy
File is now being reviewed to send report to buyer in readiness hopefully for exchange.From the above it all sounds as though it’s gone smoothly but there have been some hiccups along the way
As soon as I received the offer I paid for and applied for the management pack to be sent to my solicitor as the management company who are notoriously slow. I had to chase this up several times , gritting my teeth to be overly nice and pleasant so they would get in with it
As expected there were enquires raised with the management company. They were not replying to my solicitor so again I had to chase them ( they were very hard to get hold of, wouldn’t answer the phone or emails ). I had to again be cheerful and overly nice to them so they wouldn’t put me to the bottom of the pile
Eventually they replied so I thanked them very much and wished them a good weekend in case I have to chase them with anything more 😂
Our buyer didn’t apply for searches immediately. Maybe she was waiting for her mortgage offer , I don’t know but when her solicitor wanted paying for the searches , she was on holiday and wasn’t answering emails so they had to wait until she got back just before the Easter weekend.
I’m very much hoping that we are nearly at the end. I know that I haven’t got the stress of buying and moving as well but the property has been empty now since the end of January and of course we have been paying the mortgage , council tax , service charges etc which is par for the course but would be good for it all to be over0 -

made offer in early Feb, mortgage approved near end of Feb, March was spend chasing solicitors, bank valuation on wrong place, month delay waiting for another one. Potentially contaminated land discovered in search. Was sorted. Valuations was redone early April, further chasing of solicitors and seller threatened to pull out. Near end of April my solicitor finally did everything. Asks sellers solicitor for paperwork, they say they don’t have it and need to ask management company. Now waiting and hope to exchange on Friday.
Don’t let estate agents pressure you or tell tales to try and pressure you. I was told a whole number of things. They will tell you anything to try and make you rush. I would not trust estate agent recommended solicitors either based on what I have found.0
