    Hi all. We're technically waiting to exchange but it's early days I think. We're buying a new build with a 28 day exchange deadline (21st May). Our buyers lost their buyers and took a week to complete the chain again. So there is our new home (new build), our current home and their home to sell. I can't see us hitting the magic 28 days, but hopefully it wont' drag on for months at least..... (famous last words?!)

    Our new home is built and ready to go, so hoping to complete end of June, once our youngest has finished her GCSEs. It's been fairly straightforward so far, so this week I'm expecting a bit more juice ;)

    We've exchanged!!!! :o:# We have a long time between exchange and completion, which worries me slightly...but at least it's done!

    16th of March Offer accepted
    25th of March Mortgage Approved
    19th of April - our solicitor received draft contract
    6th of May - searches came back
    6th of May - enquiries sent to vendor's solicitor

    Sellers have booked removals for 31st of May, but for some reason I am not sure we will get all through that quick? We haven't booked ours yet.

    Could be! Have you have your survey done? You’ll have to wait for enquiries to come back but it could be in the realm of possibility to complete by end of May. I wouldn’t book removal vans until you have exchanged. 
  • Survey done and sellers have the contract already, so hopefully just the enquiries to go then.

    Feel your pain, started to try and declutter but gave up. Been told our vendors house will be ready end of May so we’re waiting to exchange and have been for the last month and a half. Hoping the next two weeks bring some movement!

    I think your vendors are mad if they’ve booked removals for 31st when there hasn’t been any discussion of exchange & completion dates yet. Unless they have decided to move whether their sale goes through or not. Removal companies usually charge a non refundable deposit, though if they’re not very busy, they might be more flexible over rearranged dates. 

    Do you know your vendors’ circumstances? 
  • @badger09 - they are moving a few hundred miles down south in to an empty house. Need our mortgage funds to pay cash for theirs.
