No news from our solicitors this week, but surveyor was in today (we're having a lvl3 done). Hopefully we'll have an update sometime next week

Morning all,
So the couple buying our house now want a survey done so we're waiting on that to happen end of this week.
Our mortgage application went in, we hadn't heard anything back, so we rang the mortgage broker and it turns out the guy who sends it in has left. Thank goodness we chased it up as I don't think they were in a hurry to pass it on to anyone else to deal with. We've sent extra info in they've asked for and that should be sent back off again this week.
We've paid the conveyancing fees to start the buying and selling process and filled out all the paperwork and done id checks etc.... I'm still waiting on my ex to send his ID and agreement to me selling our home 🙄 praying he does quickly as I don't want him holding it up. I'm selling this house with my ex and buying a new house with my partner... I'm hoping this doesn't complicate anything meaning delays 🤞
We're in a short chain, we have cash buyers for our house and the house we're buying the couple there are buying a new build. So I'm hoping this doesn't take too long.

Hoping we hear something by the end of the month, as we have to give 4 weeks notice from the last day of the month to be able to move the following month, otherwise we will have to wait until the end of June to give notice and move in July.Trying to stay positive! We just want to exchange so we know it’s ours and can start measuring for furniture.1 -

As it turns out my daughter is desperate to move school and so has asked if we can actually go sooner so we're trying to speed it up (good for us adults as we were desperate to get in for summer not half way through!)

I've spent all afternoon trying to navigate the online self assessment pages looking for bits for the mortgage application. Wow. Why is it is so hard to find anything on there, or is it just me who can't find anything and had to watch a YT video on how to do it. 😂1 -

Fortunately, the developer is understanding and I've been keeping them up to date. Apparently, I'm not the only one on the development currently tangling with HTB. In hindsight, I should have just applied for a much longer mortgage term instead of dealing with HTB. Shame that the interest rates are much higher now
Exchange happened today😊 we got there in the end. Just need to wait for completion which hopefully isn't much longer considering the property has already passed the 2nd fix stage

Personally I’m glad to be getting on the housing ladder now.0

Yeah I’m not really fussed when we move, I’d love to be in for summer. It’d be brilliant if she did just tell us so we can just exchange and feel secure, give our landlord notice and have a date to work towards for completion. She’s a single mother so I’m not sure if she’d prefer to move when her young children were in school or holidays, she’s not from the UK so it doesn’t appear she has any family with her to help.Hope you manage to get in for the summer so your little one can get on in her new school and you can enjoy the new house in the sun (hopefully)!Afraid I can’t help on the mortgage self assessment stuff, I think I frantically googled for a long time on how to do it! I’m no good with that kind of stuff 😂1 -
Had my home buyers survey back today. Not too bad, but somethings require further inspection. Lead pipe feeds the water supply into the house, which will need a specilist to take a look at, however, no leaks found. That's a major one for a Level 3. Two more level 3s as the Surveyor hasn't seen Gas or Electric safety certificates, but my solicitor has these I believe from making enquires, so these should aready be dealth with.
A lot of the Level 2 stuff is superficial. Main points for me are slight misting on bedroom window panes, but only affects the one room, and slight cracks on exterior wall below kicthen window, as well as some loose wall tiles and a bit of exposed timber, which I will ask my solicitor to see if I can either get the vendors to resolve before exchange, or obtain quotes for work and re-negociate selling price. Other stuff is so small, I will take on as it's just wear and tear and other stuff is just for my awareness for ongoing maintenance.
The Level 2s shouldn't attract any rententions, as the Mortgage Deed is all signed and sent back, but some of it I would like done.
All in all it wasn't too bad for a 1970s house. Could have been much worse.0
