Thanks, yes it's been so stressful. I will talk to the broker tomorrow to see if we can get a proper valuation. Houses around our area do not really go on sale, they go on rent because we are West London so hardly many go to sale but more rented. But the house that did go on to sale was not any bigger, didn't have all the extra space that we have or the additional bathrooms or parking. It's madness because we had ours valued last year when we there wasn't any recent sales. I just don't know how we can get around this.hpsauce86 said:@Twins sorry to hear that! Have seen you on here a while!I’m no expert but could you try having it valued elsewhere? Unless the one on the same street is much larger or with better amenities it sounds bizarre! Even with the competitive market at the moment it won’t have gone for that much.Hope you work the situation out soon. So stressful!0 -
Perhaps ask the estate agent who sold that house to value yours, and see if you can find out from them if the other one was bought by a cash buyer, or if they know how the valuation went? They may be able to give a hint at how close to the purchase price it was?Twins said:

Offer was accepted 15/3 and solictor appointed shortly after recieved our mortage offer on 25/4.
spoke to solictor on the 26/4 and they havnt recieved draft contracts yet from sellers solicitors. There using the EAs "in house" solicitor which is no fee if not completed so guessing they havnt started doing anything until mortgage offer was in place.
No chain so hopefully its not going to be dragged out for to long but who knows0 -
Against expectations, everything we were waiting on from the solicitor came together all at once yesterday afternoon and we managed to get everything checked, everything signed and money paid last night/this morning - now we are all set to exchange today!!! I’m so excited, it feels surreal that it’s all actually happening
