    Oh no sorry! That's so exciting though, how amazing to see your house be built, not many people get to experience that

    Once it's done, it will be a lot shinier than mine! A lot of TLC needed before we can move in

    Oh no sorry! That's so exciting though, how amazing to see your house be built, not many people get to experience that

    Once it's done, it will be a lot shinier than mine! A lot of TLC needed before we can move in
    Not quite it's a conversion so atm it's a horrid ugly shell.

    I know about TLC, this house when we moved in on a cold January evening 3 years ago  had no heating , walls dripping with water & the smell was a little ripe!!

    You will have lots of fun getting it to how you want.. it will be challenging but rewarding

    UGH. Couldn't make this up. After chasing the sales progression team for updates we've just phoned the office rather than the woman who we've been dealing with and have been told she has left. No email or calls to tell us this, no way of finding out where in 'enquiries' the vendor is. 6 weeks of basically nothing happening!! So infuriating :(

    Hi everyone. I wonder for FTB who is buying a new build flat with not much issues after I sign the lease and agreement and send it back to my solicitor how long approximately normally it would take to exchange and from exchange to complete? Thank you so much in advance. I’m not looking for precise answer just approximate timings.

    Fortunately, the developer is understanding and I've been keeping them up to date. Apparently, I'm not the only one on the development currently tangling with HTB. In hindsight, I should have just applied for a much longer mortgage term instead of dealing with HTB. Shame that the interest rates are much higher now
    ATE has been issued, hopefully I will get to exchange at some point this week

    Hi all, I'm a FTB, put offer in on and had it accepted on the same day (27th of March), the property was a rental so no chain.  The mortgage application went in on the 29th of March and the offer came through on the 1st April (Nationwide).
    My survey was done 13th April and the conveyancer is now waiting for results of further enquiries from the searches before giving a completion date but potentially end of May all things depending. 

    Just wondering if anyone can explain how renegotiation works, is it through the EA? The survey brought up some issues and a subsequent drainage survey done last Thursday (28th April) flagged up around 3k of work. How does renegotiation affect the mortgage offer, does it go back to the lender? Thanks!

    Hey, we had the same. I think the general consensus is if it’s not structural or damp, which yours doesn’t look like it is as it’s fairly cheap, then don’t bother trying to renegotiate, there’ll be people who will be happy to pay the full amount, if not you, 

    But yes, you renegotiate through the EA and your mortgage lending amount would decrease. 

    Personally I wouldn’t risk the house we are waiting to exchange on for the sake of a few grand, plus ours is Victorian so we expect some wear and tear. None of it was flagged as urgent in our survey, we can do it after we move in over time.

    Renegotiate through the EA but your lender will need to re-run the offer so you could be adding time on and the risk if anything’s changed since your last offer was given - also not sure if they do a new offer so interest rates will have changed.
