    I’m back after slow progress for the past few weeks! 

    We’re in a chain of 3 and we’re in the middle (sale is pretty much ready to go, with all enquiries resolved). Apparently our local searches are delaying everything and they’re the last piece of the puzzle.  We are going on holiday in June - our aim was to exchange before we go away, or even complete if possible. 

    I’ve found out today (through a bit of sleuthing) that our local searches were returned to our solicitor last week but they’re claiming they are still waiting for them. They’re saying that we can only move as fast as the rest of the chain, but from my perspective, it looks like we’re the ones delaying things here!

    Does anyone have any suggestions on how to best approach my conveyancer on this? I’m aware I can be abrasive at times and don’t want to rub them up the wrong way, as ultimately they’re the ones who can make this go through quickly or not! Conveyancer is a local firm, not a giant company.

    I'm at the beginning of a new journey (my last journey is so recent, it's only a couple of hundred pages back!)
    Scenario is.....
    We've accepted an offer. FTB.
    Had an offer accepted. Vendor has no forward chain - going off grid.

    We've already changed our solicitors :#
    (The ones we were using were heavily discounted by over £1200 against their list price and were STILL more expensive than the mini-factory we used last time)
    FTB has apparently applied for their mortgage from scratch. We have AIP but porting anyway and not increasing so just need to spent 45 minutes doing the full application piece.

    Just waiting for people to do their schizzle. So far, so good, but we're just over a week in so unsurprisingly not much has been done so far.

    Initial buyer pulled out just before exchange so forget that one  but current one is March 7th accepted offer , exchanged last Friday & complete 13th May .
    Buyer started from scratch with their mortgage offer with Santander & that took 4 weeks .
    Enquiries were going on +  full survey whilst waiting

    Could you give them a ring/email and casually mention that you've chased up with LA and they say searches were sent back on (date), would they mind terribly just double checking on their end as well. Hopefully keeping it non-confrontational may work?

    We are in the process of waiting for the chain to fully form first

     
    Our Buyer (FTB) - Offer accepted in February
    US -  Offer accepted in March
    Our Seller - Still looking (moving 30-40miles away and only most view at weekends - which is frustrating )

    Our buyer and ourselves have had our mortgage offers in place, some of our searches are back and initial enquiries raised. We are all wating got our seller to find a place and have the chain fully formed but we already have a feeling our buyer is becoming anxious and might pull out based on our convo with our EA :(

    This is what I did but they’re now saying that I’m in a queue of work. Very frustrating - feels like we’re the ones holding things up for no reason now :(
  • Hi i am joining in the hope of keeping some sanity ! 
    I am a FTB buying a flat with a reasonable deposit.Mortgage offer in place. No chain.
     Started this process early Februaury,  should have been fairy straightforward. However the management company are allowed 30 working days to provide the management pack - and took every single one of them !
    Enquiries have gone back to them 22nd April and guess what - their timescale is 30 days again ! Working days ?
    I wanted to have completed around 10th June but it now looks like that is when the enquiries will be back. 
    I'm currently renting so am being careful around my completion date so I don't lose my tenancy if things go wrong, but don't want to pay for two properties for two months !
    It is nice to see that people are (finally) exchanging !

    Fortunately, the developer is understanding and I've been keeping them up to date. Apparently, I'm not the only one on the development currently tangling with HTB. In hindsight, I should have just applied for a much longer mortgage term instead of dealing with HTB. Shame that the interest rates are much higher now
    ATE has been issued, hopefully I will get to exchange at some point this week

    Exchange happened today😊 we got there in the end. Just need to wait for completion which hopefully isn't much longer considering the property has already passed the 2nd fix stage

    Our searches are back and we have the report, couple of enquiries raised. Apparently we are just waiting on the local authority search for our vendors onward purchase. Our solicitor asked for home insurance quote policies so I’ve sent that over, hoping we can’t be too far away now!
