This really depends on how proactive your solicitor is , if they aren't that great get an update at least every weekMkk298 said:Constantly torn between not wanting to chase our solicitors and waste their time if there’s no update, but also struggling with not knowing if we’re getting any closer..0 -
I've found chasing the Sales Progression team for updates rather than bothering my solicitor helps! We are waiting for the vendor as we've been ready to exchange for almost 2 months, so makes the most sense to chase the vendor via the Estate Agents. We've passed on the updates to our solicitor as she wasn't aware of the timings they are trying to work towards!babyblade41 said:

Again it depends how proactive the agent is .. it's a minefield for some people trying to get info & appears to be just the case load some of these conveyance factories take onhpsauce86 said:

Well of course, that goes without saying, but i'd rather chase the EA than our solicitors, they have the relationship with the vendor. Plus it's a sales progression team, so their job is to progress the sale and act as an intermediary. My point was perhaps Mkk298 could try that route rather than their solicitor.babyblade41 said:

The sales progressor who we started with actually left without telling us, so if we hadn't been proactive with chasing the agents then we wouldnt have known that, or been able to get any updates on the vendors onward purchase. Luckily someone new has picked it up and has been on the ball with everything, which makes up for the 2 weeks of silence from them!0 -
I have had a bit more contact with the EA who has advised that our vendors have had most of their enquiries satisfied and are hoping to be sorted by the end of May, however I haven’t heard from my solicitor since the 26th April when they sent our last couple of enquiries off. They don’t seem to update us as things come along they just wait until everything is together and then tell us.hpsauce86 said:

It’s not a big online firm, they’re quite local and we’re on week 12 of a leasehold purchase. It seems like they are on top of the work so I feel guilty asking for updates!0 -

Maybe just check in once a week, you could forward on the email saying the vendors dates, she might not be aware, maybe ask if it’s possible to get updates when they have them or on a weekly basis (maybe a Friday). We don’t have much contact with our solicitor at the moment, mainly as she’s done her work, we are waiting for the vendor. I think we forwarded an email last week giving an update from the EA on timings for the vendors new build. She wasn’t aware so she just said thanks and that was it. I trust when things are ready to go and the vendors solicitor contacts her then she will get in touch. The EA are aware we are in rented and have to give notice by 27th May to move by end of June, so I know they have been pushing for it to all go through by then.Mkk298 said:

Hi All, have been following this thread for a while and found it super insightful. Here's an overview of our situation and where we currently are:
- We are selling our leasehold flat to FTB and buying a new-build house, which is built and ready to move into
- 06/04 - We accepted offer on our flat
- 11/04 - Offer accepted on the house
- 03/05 - Mortgage Offer received (porting mortgage and lending additional. Applied on 01/04)
- 03/05 - Searches submitted for the house we are buying
- 16/05 - Management Information Pack Request Form shared with us for completion/payment to obtain the Management Information Pack from our flat's management company.

We were told by our estate agent on listing our leasehold flat to apply for and pay for the Management Pack asap as they can be very slow.mpa91 said:Hi All, have been following this thread for a while and found it super insightful. As soon as we received an offer , I ordered and paid for the Management Pack. It still took weeks to arrive even though I was told 7 - 10 working days. I had to continuously chase it up.
Unfortunately , if you have only today paid for the Management Pack 6 weeks after receiving an offer , you have a good while to go yet. Leasehold buying and selling does normally take longer and as well as the usual enquires there will be more on a leasehold property0 -
Thanks @Durban. There were different fees that we could pay depending on the length of time it will take for the pack to be provided. We chose the middle option (5 working days) so fingers crossed we get it in that timeframe.Durban said:We were told by our estate agent on listing our leasehold flat to apply for and pay for the Management Pack asap as they can be very slow.

Would I be wrong in raising a complaint with our solicitor, given that the request is only going in 5+ weeks after we accepted our buyers offer?
