So, it’s Monday…wondering how likely a Friday exchange is with completion set for this April…

So far in the saga, buyers are keen but solicitor unresponsive. Sellers are keen and have agreed to break chain BUT on Friday we heard that their seller is now willing to break chain but when, we have no idea.

We have set a deadline of mid April to complete otherwise we will take ours off the market and stay put. Everyone seemed positive on exchanging early to give people a chance to sort themselves out…now it’s not looking positive.

    what do we think, guys?
Arghhh I know all about unresponsive solicitors - so frustrating to be at the mercy of them.  We are waiting on a few enquiries to be returned but sellers solicitor takes weeks to respond .

We are at month 5 of a simple 3 link chain with us in the middle and seller going into rented .

Are you in contact with your buyer and seller ?

Nope. We aren’t in direct contact but we are very tempted to dump estate agents and try to contact buyer and seller directly. Any thoughts on how we do this?? The benefits??

Be aware that if you do this you will still be liable to pay the EAs contracted fees as they originally introduced the buyer to you...

But you'll still be dealing with the same solicitors and buyers/sellers so I'm not sure what you will achieve by cutting out the EAs at this stage, even if the other buyers/sellers agree to deal direct with you?

Ok, so I’m not sure you get me. We are all at the point of exchange and rather than faffing around going through what feels like a million different people, I am considering communicating directly with buyer and seller with the view to locking down the days. At the moment it seems to be taking forever to get any days locked in as we have to wait for either the EA or solicitors to respond. If we all talk together and then instruct solicitors it seems it’s going to be much simpler!

Hoping this week I will finally get an exchange date . After thinking straight after Xmas it was all systems go then silence from solicitor I found out feb 1 that my vendor had pulled out of her purchase and started with another property . Etsy should have been a straight forward but had turned into a long , drawn out process .

Ah I see so not talking about "binning" the EAs just bypassing them as regards communications. Nothing to stop you doing that at all, however you will still be reliant on the other parties being honest about their situation and your solicitors getting all the paperwork etc. ready to go. Good luck.
  • I was told by my solicitor on Friday "we should complete in a few weeks" on sale and purchase - a date would be nice, I have no idea what "few" means. I've got insurance and mover in place but they just need a date to work with. I'm hoping exchange by either Friday or Monday but who knows.

    Hello everyone.

    So….

    WE HAVE EXCHANGED!!!!!!! Wahoooo!!!!!

Completing tomorrow. A weight has defo been lifted but the weather is gross so loading the house into vans isn’t much fun.

Thanks everyone who has supported us. On this rollercoaster of a journey.

Also good luck to anyone who is waiting. Just keeping plodding on you will get there eventually.

8 months and we are finally there.

    Thanks everyone again.
I checked in on this thread for the sole purpose of catching up on your situation, I think you are one of the last posters still going through the mill from back when I was going through it.

This is great to read, congratulations!

Haven't got as far as your completion posts yet, but hope it went perfectly for you.

I would definitely contact them directly if you manage to find a way. You could ask EA for their contact details? They'll need to check that your buyer / seller are happy for you to have their details which may take a while but once you've got them they may be helpful in the future.
