    Good for you, any update in the right direction is a good one. 

    As for me it has been a really nail biting day of emailing my solicitor and texting the vendors back and forward but fortunately I managed to exchange and complete. Only at the last second though. It was around 4 when I found out and then had to get a lift to the sellers estate agent before it closed which was right out past the airport at rush hour to get the keys. I got them though and now I'm... still living at my old address. I'll be moving in to the new place properly on Thursday morning. It's been a long seven months though or longer if you count when I started looking for a place. I'm going to do a separate post on this thread with my timeline tomorrow. I'm busy trying to choose the biggest fridge freezer I can find to fit a very specific space in the new kitchen and need to pick it asap since I can't move in until it's there.

    We are hoping for a very quick process.. offer accepted 9th Feb. We are awaiting for the last of the searches to come back. Ideally hoping we can exchange by the end of this week... Or by the end of next week at the latest! 

    Has your solicitor started the 'enquiries' stage yet?
    This often only starts when the searches are back and can be the longest part of the process taking several weeks/months.
    1 month would be incredibly quick, it usually takes 3 months at least to complete a purchase at the moment.

    This is our update. We are still waiting for  sellers solicitor to return the second round of enquiries . First round some were either unanswered or incomplete . App enquiries were basic . After much chasing from all parties they have advised a turn a round of another 4 weeks! 

    we are already in month 5 of this process in a simple chain of three . The sellers solicitors have been worse than useless . I have almost given up but the fact we are close has kept us hanging on . Our buyer has been incredibly patient and the original chain of three is still intact . 

    The stress over the past month has been incredible . I’m clinging to the thought that another few weeks of waiting is nothing compared to the journey so far . 

    I read posts on here and imagine that day when I can come on here and declare we have finally completed . Congratulations to all who have reached that milestone !

    5 months and at the final hurdle. Just waiting for the mortgage deed to arrive and then exchange can happen. Hopefully this week 🤞 makes me nervous it might all fall through

    Our story very simular, sellers solicitors rubbish, then answering enquiries with "we never had a problem with that" 🤦‍♀️ 

    So backwards and forwards, mis communication throughout, we should (fingers and toes crossed) should be exchanging today (been saying that for nearly a week) but my funds are available and we are due to complete friday. Fingers crossed for you! X

    Hi all!

    Can I please join in? 

    We are in the process of buying a house, we sold ours back in August 2021. The first house we wanted fell through after dragging us along for 5 months, so now on house number 2.

    Solicitors have been useless and simple queries have taken months to resolve. It actually ended up in me calling Bellway for answers regarding a management pack and forwarding that to our sellers EA to send to our sellers solicitors to send back to my solicitor 🤦🏻‍♀️ 

    Its been a painful process and we were FINALLY at the exchange stage last week. Then we found out our buyers mortgage expired. I mean, why on earth was that not flagged earlier?! As it expired they can't extend it and now have to go through the whole process again.

    Sorry rant over, just wanted to know if anyone was in a similar position and how to keep calm? 

    How much longer will we now have to wait?

    I'm so worried that with inflation etc mortgages may be stricter, what if their mortgage is declined??

    We started the searches before our offer was accepted. Solicitors are aware of our situation, the bulk of the searches came back a couple of weeks ago and enquiries have been raised, however it's a complicated situation in that we know more than the seller about the history of the property. So we already know what will come back from the remaining searches, but it's a requirement of the mortgage.. we know the 4 weeks is unlikely but hopefully no longer than 5/6 weeks.

    our time line is;

    16/2 - accepted offer on our house.
    17/2 - our offer accepted on house we’re buying.
    25/2 - mortgage offer agreed
    25/2 - survey booked on new house 
    2/3 - contract pack sent to seller 
    3/3 - contract pack received from seller (everything ready and signed, will send recorded first class today) 
    3/3 - survey took place 
    3/3 - searches requested on house we’re buying (suggested on council website these are taking 8-10 days)

    i believe our buyers have had their searches requested and they have booked their survey on our house for Wednesday next week.

    Can anyone advise on what the next steps I should expect are - I presume it will be enquiries from searches etc which I know can take a while but hoping as everyone in the chain has been very proactive so far that things will move quickly?

    Found out today the searches are back and although we’re ahead of the game in our side our sellers haven’t actually heard anything from their seller - so frustrating! 

    Looks like it might not be as speedy a process as I thought :(
