    This is probably going to be the silliest question but a provisional date for exchange - how did you get that? I take it all solicitors agreed? We are just waiting to see if we can get an exchange date for next Friday too.

    Finally moving to exchange / completion - never been this far before so no idea what to expect! Vendor and I have been discussing mid April to complete, my solicitor is extremely ambitious and said EO March would be doable if I wanted (too soon for me) - however the searches arent back until next week and enquiries are still outstanding?? I can only assume because its a local firm they are very familiar with former searches in the postcode area from previous sales so arent anticipating anything back from the LA??

    Haven't got a stick of furniture to my name so better get looking!

    Provisional date of exchange is literally just people talking about potential dates - I would take provisional date of exchange with a pinch of salt. I’ve had about many now and we’ve still not exchanged 😭

    Maybe provisional is the wrong term.. I'm just concious that exchange doesn't always go ahead on the date that you expect, things have happened really quickly as we had a tight deadline, I hope nothing crops up in the meantime.

    Everything is done except for waiting on our buyers' local authority search, not due back until the 16th. We didn't realise they weren't back yet as all other searches have been done and enquiries completed and we've even signed the contract!

    Hoping to exchange end of next week now but who knows! Seller is getting antsy but we are stuck waiting now. Hoping it doesn't all fall apart in the next 7 days.

    Hello all!  Gosh, I'm tentatively dipping my toe back here as so nervous about this.  We've heard this week that we now have a complete chain!  We are bottom of the chain and then there are 3 houses above us.   Does anybody have any idea on how long on average this can take to complete?  EA said he anticipates 8 weeks but not sure if this is too optimistic?   How do I know how everyone else is getting along in the chain now, do I have to contact my solicitor for updates?  I'm anxious to get completed before our mortgage offer runs out.

    We should have had a straightforward chain. Top of chain moving with parents, bottom lives with family and us in the middle. Took from mid november to 11th march. Didnt exchange til 10th! 

    All depends how proactive solicitors are, and how quick everyone replies to paperwork, enquiries etc. We had an enquiry that needed indemnity insurance then sat waiting for a week to see if lender would accept it. 

    You estate agent is probably the best at getting updates early on in the process,  we were buying and selling through same agent so she knew what was going on and had direct contact with both our buyer and seller. Our solicitor would just say "we have enquiries outstanding" then would ask estate agents to chase. 

    Also our expected exchange/completion dates changed so many times.

    So far in the saga, buyers are keen but solicitor unresponsive. Sellers are keen and have agreed to break chain BUT on Friday we heard that their seller is now willing to break chain but when, we have no idea.

    We have set a deadline of mid April to complete otherwise we will take ours off the market and stay put. Everyone seemed positive on exchanging early to give people a chance to sort themselves out…now it’s not looking positive.

    what do we think, guys?

    Arghhh I know all about unresponsive solicitors - so frustrating to be at the mercy of them.  We are waiting on a few enquiries to be returned but sellers solicitor takes weeks to respond . 

    We are at month 5 of a simple 3 link chain with us in the middle and seller going into rented .
