Searches should be commenced at the beginning , whilst waiting for them to come through the enquiries over title can begin ,, then once they are in the second lot of enquiries get underway .
These enquiries go back and forth until everything is exhausted ,1 -
Strange that - our enquiries took a week. I do realise the process - this is our 5th house move.Slithery said:
Searches are by no means the last step in the process. Until the searches are back the solicitor can't start the enquiries which is often the longest stage and can take weeks/months.No41edwardianhouse said:
So our seller has one outstanding search left, their sellers are well on the way with their searches. Basically that will leave everyone in the chain ready to exchange0 -
Not always. Yes, we did that BUT I know of others who won’t start searches until a chain is complete - exactly that has happened in this case. Although the chain isn’t complete but searches by one party have been started on the understanding that the last party in the chain are prepared to break it.babyblade41 said:Searches should be commenced at the beginning , whilst waiting for them to come through the enquiries over title can begin ,, then once they are in the second lot of enquiries get underway .

I should add that it’s the solicitors communicating this as they have all spoken. They have no reason to not tell the truth and quite frankly know what they are doing. So, on this occasion I’m going to choose to believe what my solicitor has told me rather than a forum. Thanks for your help though.Slithery said:

Fair enough. But even the most competent solicitors have no way of telling how long it will take the various 3rd parties to reply.No41edwardianhouse said:

So it seems we have a rather competent solicitor further up the chain. They have already made many enquiries as the searches have come back…Slithery said:

if you don’t mind, I’d prefer to try and keep glass half full about this. Reading through your other posts on other threads it would appear that you’re more glass half empty. Each to their own but to get us through the crazy world of house buying I’m going to opt to fill up the glass rather than take a big swig.1 -
Pulling my hair out m. Been asking to exchange for 2 weeks and completion is next week and solicitor still hasn't signed off the file due to wanting more proof of funds, but won't tell me what. Due to this they won't send completion statement so I can't send money.
Why do they insist on leaving evening until last minute. It's making me very anxious.0 -
So sorry you’re in the position! I totally hear you and feel for you. Very frustrating.Snookie12cat said:Pulling my hair out m. Thank you. This is the end of a turbulant 5 month process. The solicitors seem to have gone down hill since the beginning of the processNo41edwardianhouse said:
