The NEW waiting to exchange thread...

STILL waiting to exchange. Seller's solicitor asked if we were happy to proceed to exchange - we said yes and then they went quiet
Followed up with our solicitors today and if nothing tomorrow we'll get the EA to give them a nudge.

So I found being in direct contact with our buyer eased his anxieties about the delay and also eased mine about the possibility of them dropping out because of the delay .Nope. We aren’t in direct contact but we are very tempted to dump estate agents and try to contact buyer and seller directly. Any thoughts on how we do this?? The benefits??
we have also been able to have a double pronged push with EA to try and get things moving .I haven’t had any contact with our seller however and this is where the delays have occurred, with their solicitors .This is the most frustrating thing I’ve done in my life . Sat waiting feeling helpless trying not to get stressed and failing miserably0 -
So - GREAT!!! Now seller has decided he doesn’t want to break the chain. Absolutely furious and lost all trust in them. So now we still have an incomplete chain. We are considering pulling out. Had enough of the messing around.0

I really ought to have more patience. We’ve been going two months but had been promised that our seller would break the chain as we had a deadline for mid April. That’s now not going to happen putting us in a very tricky position with other aspects of our life.faylou said:

That is very frustrating, if it's the only decent house you have seen I'd stick with it. There might be nothing else out there worth moving too..No41edwardianhouse said:

Do you know the reason your seller has decided not to break the chain?Mortgage balance April 2022 - £235,000
Mortgage balance July 2023 -£229,616

Basically because the person last in the chain has offered to it! So our seller feels they shouldn’t have to.carrotstick_2 said:

Do you know the reason your seller has decided not to break the chain?I’m now anxious that we’ve thrown all our toys out the pram and it’ll upset the seller so much that they won’t sell to us anymore. I should mention that we are literally ready to exchange!0 -

So our seller has one outstanding search left, their sellers are well on the way with their searches. Basically that will leave everyone in the chain ready to exchange apart from the top of the chain who have stated that they “won’t hold up the chain”. All the solicitors and estate agents feel that if we can get everyone else in the chain ready then they’ll be able to push it through.faylou said:

house buying is absolutely bonkers isn’t it!!!0 -
Searches are by no means the last step in the process. Until the searches are back the solicitor can't start the enquiries which is often the longest stage and can take weeks/months.No41edwardianhouse said:
