    Hello everyone.

    So….

    WE HAVE EXCHANGED!!!!!!! Wahoooo!!!!!

Completing tomorrow. A weight has defo been lifted but the weather is gross so loading the house into vans isn’t much fun.

Thanks everyone who has supported us. On this rollercoaster of a journey.

Also good luck to anyone who is waiting. Just keeping plodding on you will get there eventually.

8 months and we are finally there.

    Thanks everyone again.
Congratulations, hope the move went well today!

Partner is signing the approved contract for his sale today and we are just awaiting enquiries back from the seller before we sign that contract. Everything crossed for completion in a couple of weeks... I really hope so

So we are back on the market after it all falling out of bed a couple of days before exchange ... who says cash buyers no chain are easy !!!

So Interested party who are second in line are still keen and want to refresh their memory again . in rented round the corner from me so fingers crossed

We have decided not to buy  as we have had other plans for a while and plan to bring it forward a year so hopefully chain free our end ... off we go again

  • My estate agent keeps making pacifying noises at me, which doesn't help. I'm willing to believe that the buyer has been ill/has a baby/has work and it's difficult to get the bank. But why would you keep someone in suspense for no reason?

There's something else on the agenda. Play hardball.
Thanks. The other thing on the agenda, I'm fairly certain, is that the buyer wanted another month's interest on his money, and was determined to push this into March. Agent wouldn't stand up to him. We accepted the offer knowing this particular agent in the office was inexperienced, so that's on us.

Buyer is going in tomorrow to sign his contract. We've said no further prevarication is acceptable, will just have to see what tomorrow holds.

Sending good thoughts to everyone in this position. It's so stressful.

Congratulations 🎉 on getting to this point . Hope it all goes
    smoothly for you
  • After thinking last week that my buyer's paperwork was all in order but they were just inconsiderate enough to go on holiday until Sunday, today I learn that they have engaged *another* solicitor as they have concerns about the paperwork from the lender.

I guess I need my mortgage offer extending then...

Hi - first time posting in here. Things with the sale of our house seem to have slowed down now after getting off to a good start.

    Our timeline so far:
22/12 - listed our house for sale
30/12 - accepted offer from FTB
10/01 - viewed a house we loved with no onward chain
    11/01 - offer accepted
    11/01 - instructed solicitor
14/01 - full mortgage application submitted
    24/01 - draft contract received
25/01 - additional info requested from mortgage lender
    11/02 - received mortgage offer
22/02 - informed that buyers will be instructing a survey (valuation took place 2 weeks ago)
02/03 - buyers have still not arranged a survey...
03/03 - received contract & property report from solicitor

So we are ready to discuss an exchange date now for my onward purchase and are just waiting on my buyers. Does anyone know how long it might take for them to sort their survey out? Eager to be in our new house ASAP.

Have your buyers had their mortgage offer yet? If not, then they're probably reluctant to pay for a survey until that arrives. If they do have their mortgage offer, it could be that surveyors in your area are all booked up for a few weeks.

Ask your EA exactly where your buyers are up to
