  • Has anyone else been told that exchange and completion are normally on the same day now? I was wanting to know for buildings insurance and still thought there would be a gap between them. My broker told me that exchange and completion have been happening jointly on the same day for the last 3-4 years now to make it easier for everyone but I didn't think so. It makes no difference to me since my purchase is chain free on both sides and I can take my time moving I just thought it was odd.

    We had an offer accepted on a property back in October,  we were assured the sellers wanted to move quite quickly, certainly by Jan but it didn't quite pan like that as they dropped out of 3 house offers for various reasons.  They've finally found a property but their sellers are still looking so we're in a painful chain which is not complete.    We're at the bottom of the chain as we will be renting out our house so all ready to go as soon as possible.

    The wait is killing me and the stress about having to renew 2 mortgage offers is also looming.   Just want to receive some good news now and get this show on the road!

    Has anybody got any good news about how things have gone when in a chain?  I only seem to read about negative experiences.

    Nice to be amongst people who feel the pain, stress and anxiety.  Fingers crossed for us all and positive news ahead 
    So we are in a chain of three . A FTB on our property and then us purchasing from our seller who is now going into rented . 

    Offer accepted on ours the same day offer accepted on our purchase in October . 

    Our FTB and ourselves thought this would be simple . Both our buyer and ourselves (as well as our solicitors) were efficient and quick to get everything in place . Our sellers plans changed with an onward purchase plus change of solicitor plus Christmas break . The delays have kept on coming . Now it’s changed again and their is no onward purchase for our seller . 

    You have to be resilient and prepared for anything.We are approaching month 5 now and hoping that we will soon get to exchange but I have to say i wasn’t prepared for the stress and anxiety and above all being at the mercy of others of which we have no control . 

    This thread shows the highs and lows but it’s provided some strange kind of comfort to know we are not the only
    ones going through this . Good

    Hello all! I’m new on this thread. May I know if anyone here have bought a new build flat, how long was your timeline between offer accepted and exchange? Our offer was accepted on the 27th of Jan, my solicitor said the developer’s solicitor didn’t give them the complete contract pack until the 11th Feb and now the estate agent is chasing and pushing like crazy for exchange to happen this week. My solicitor said they’re not ready. Since I heard most people wait for 8-10 weeks at least to complete I feel like the estate agent is a bit OTT and probably just want their hands in the money pot as soon as possible because it’s only been 4 weeks since offer and 2 weeks since contract pack received. The developer also hasn’t put up the shower door, and toilet flusher and LED light in the bathroom which I want them to complete before exchange. 

    While I want things to move swiftly I also don’t want to rush the solicitor too much while going through the contracts and raise queries etc because it’s in my interest for them to go through it properly? Also, why would they want to prolong it since I’m paying a flat rate for their service? Am I missing something?

    6 months ! we are entering month 5 and I’m seriously losing it .
