I was ready for an exchange just after Xmas . January 4th asked solicitor to push for exchange. ( vendor is using the same solicitor ) I was told she would request one … a month later after chasing weekly and fobbed off I find out from the vendor she pulled out of purchase and had started the process of buying another property . Back to square one ! She doesn’t seem to push solicitor or chase either . I’m frustrated as I’ve put my life on hold for the last 4 years due to a redundancy and pandemic . I was hoping I would be in by January and now it’s looking like it’s April or right up until may when my mortgage offer runs out !0 -
Finally after 2 years of trying i get to join this thread.Mortgage offer arrived yesterday, searches went in yesterday.Hoping for the first week in April1

Keep pushing. All we can do. I have found this thread helpful if only to know we are not alone !0 -

How did this go? The property we are purchasing doesn’t have a certificate either and therefore we are worried the mortgage lender won’t accept indemnity insurance so or they will ask for it to be re-valued!0 -

https://lendershandbook.ukfinance.org.uk/lenders-handbook/Our lender will but will refer to the valuation to see if it affects things. Presuming this refers to the fact that if there was an extra bedroom put in without competition certificate it would have an impact on value. In our case it was an extension of a side return increasing size of kitchen completed in 2008 so I hope it will have little impact on value1 -

Here to vent. Our sale has fallen through twice already. We've already moved out. First buyer decided the area wasn't for her at the last minute, the other who tried to chip us down on the price and then dropped out. Which is par for the course.
Third buyer is another cash buyer - accepted his offer because he said he wanted to move quickly. Turned down a higher offer that came in a day after we'd accepted it.
Now, he's prevaricating. We're ready and waiting to exchange. This morning his solicitor finally responded to ours saying that they're waiting for signed documents. The buyer hasn't committed to a revised date for exchange/completion, which is all we're asking for. We're now 3 weeks past the date he originally proposed.
My estate agent keeps making pacifying noises at me, which doesn't help. I'm willing to believe that the buyer has been ill/has a baby/has work and it's difficult to get the bank. But why would you keep someone in suspense for no reason?
Hoping the real explanation is that he just wants to exchange/complete in March because it suits him. Meanwhile we're stuck paying two mortgages. I don't even care anymore, just want the torture to end.
