  • We are selling a vacant house, no chain to FTBs who are friends with other members of our family. They seemed to be really excited and couldn't wait to be in and got their mortgage offer last week. All good?

    Apparently not.

    They have emailed the EA to say they now want a full building survey which, of course, they're perfectly entitled to do. 

    Does this seem strange to anyone to be doing this at such a late stage? Everything else is ready to go.

    We don't expect any major problems from a survey and we undertook a repair that may have cropped up earlier in the process.

    I wouldn't say mortgage offer is a late stage. I was advised as a FTB to have full survey, wonder if their mortgage broker/friend/family has advised them to have one 🤔 

    Have you had enquiries yet from their solicitor? Survey may bring more enqueries. Even if its just boiler service history, fensa certificate etc. 

    Our enqueries on our purchase are taking forever, and some are very basic. Our sale enqueries were more straightforward.

    You can never predict what’s happening. I was in a long chain (broke it and moved on) and top of the chain decided to do a survey at the eleventh hour and then pulled out. 

    I doubt it will cause any issues If your house seems all up together but maybe they just want to be sure with it being their first home. 

    Hopefully it will all be quick and you carry on as normal. 

    But if this thread teaches you one thing it’s expect the unexpected.

  • Had the call from solicitors saying we are exchanging today. 
    How long does this normally take? 
    Will it be done this morning? Or an all day thing? 
    I need to call removals to confirm booking for Friday!!

    On third proposed exchange / completion dates now (chain completed in September). Everyone has agreed 2nd March. Find one party higher in the chain has sent the signed contract back by 2nd class post last week, and it hasn't reached their solicitors yet.

    Oh wow - I don’t understand why people are not sending first classes signed for . It baffles me 😂!!!!!!

    Oh wow - I don’t understand why people are not sending first classes signed for . It baffles me 😂!!!!!! 
    Personally i hand deliver to my solicitors office, would never send anything important by post unless i absolutely had to, and then it would be special delivery.

    Hi, thanks for your reply and yes, everything done, electricity, gas certs, windows the lot.  

    Patience is probably the keyword ....

    I think it depends on the chain and getting hold of solicitors but everyone needs to exchange contracts so if it’s long it could be a while but if it’s short you could have an answer soon. 

    Don’t you just love waiting 😋 I’m so glad  you’ve heard it’s happening today though! 
  • I can’t see us getting a call from my solicitors to confirm that an exchange can happen today. 

    No sense of urgency what so ever. It really infuriates me.
