I think it depends on the chain and getting hold of solicitors but everyone needs to exchange contracts so if it’s long it could be a while but if it’s short you could have an answer soon.

The waiting is killing me ha ha. 

Would you wait for official confirmation from solicitors/ estate agent before booking removals? I’m so worried we will be left without a removal company!

Oh wow - I don’t understand why people are not sending first classes signed for . It baffles me 😂!!!!!! 

Personally i hand deliver to my solicitors office, would never send anything important by post unless i absolutely had to, and then it would be special delivery. 

I sent all my stuff back first class signed for . It’s far too easy for solicitors to say ‘ haven’t received ‘ . My vendor has been sending things second class and it’s baffling me

New to this thread. Here is where we are:

18th Jan - accepted an offer on our house 
19th Jan - offer accepted on our onwards 

fast forward to today….

- our mortgage offer received 
- buyers mortgage offer imminent 
- our searches done and enquiries sent
- buyers searches started and one enquiry submitted 
- our survey done and acceptable 

still have no idea if the above chain is complete but seller says they will move into rented. I know people say this but it does seem by reading this thread that it does happen.

so, how far away do you think we are from exchange?

Aww I’m so happy for you! I was just about to say wait for confirmation cause I’ve rebooked so many removals 🤣 but joe you don’t need too! Good luck with your move, hope it goes smoothly!

Apparently not.

They have emailed the EA to say they now want a full building survey which, of course, they're perfectly entitled to do. 

Does this seem strange to anyone to be doing this at such a late stage? Everything else is ready to go.

We don't expect any major problems from a survey and we undertook a repair that may have cropped up earlier in the process.

You don't say when you accepted their offer, when they applied for their mortgage, or when enquiries were raised & answered, so no idea if this is 'late stage' or not.

However, I don't think it at all odd, especially for FTBs, to wait for mortgage offer before paying out several £££s on a building survey.

I can't believe i'm saying this, after countless back & forths and changing of exchange deadlines but....

I have finally exchanged on my property! It feels so surreal, I can't stop smiling  

All the budgeting, sacrifice and discipline has paid off and i'm finally on the property ladder.
Still no completion date due to it being a new build, but it's expected anytime in the next 7-9 weeks!
