    Not yet - ready to go but we're just waiting on the vendors solicitor getting back to his office as he's out for a meeting. I've been told that'll be shortly after 1pm so not long to go now!

    Bank have released the mortgage money, so everything is in place.

    Super excited, but slightly anxious until exchange has taken place.
    I've exchanged. Roll on tomorrow for completion! So pleased.
  • Finally received the Mortgage offer, so fantastic news!

    Everything is with the solicitor now who's chasing the House Developer on a definitive completion date in the next 90 days (so I can use the LISA funds) 
    Once we have a completion date, we can finally exchange, exciting times!
  • We got sent our enquiries that have gone to the sellers solicitors. They are nothing at all really, just silly things like 
    ticked fitted appliances on Ta10 but didn’t click they were included 
    didn’t tick if the bright red carpet is being left in the living room
    said who provided was for sewerage but didn’t tick that it is mains sewerage. 

    So hopefully they will reply today or Monday and then be ready to sign the title deed next week and ready to exchange. I’m defo going to get the seller to try and reply asap and make sure the solicitor sends the replies over straight away.

    We had notification that the funds had been sent from the mortgage company last night and just had the solicitors call to exchange and complete today. I have everything crossed that it works out.

    Then the chaos of moving starts.....

    Would you mind telling me how long it took for your lender to confirm release of funds? 

    I'm not too worried as we are set to complete 14th feb but this is the last piece of the puzzle before I exchange too?
  • Paid a reservation fee on a new build yesterday to take the house off the market, so excited and all systems are a go now. :smiley:

    Have a meeting with a mortgage broker early next week to find us a good lender/deal, hopeful that they do find us a good deal. Had originally planned on going with Principality but the guy I spoke to rang back after having been on a long call with him to inform me that he'd got it wrong and that they don't offer 95% loan to value on new builds, you'd think he should know that beforehand.

    We completed at 12pm! woohoo!! Now to start moving in and changing my address on Everything.

    @22FTB the funds took 4 days, sol requested them on Monday, they arrived late on Thursday.

    So here is what's happening - I'm moving in with my Boyfriend, we are selling my house, then plan to use the money made from it, to buy our new family home.  He's then selling his house, and hopefully we will end up mortgage free, or with a very small mortgage.

    I accepted an offer on my property the day before Good Friday in 2021. I completed all the paperwork for the solicitors etc, all the searches were done' then nothing.  Move forward 3 months to the end of July, and the buyers pull out (During the pandemic, they both lost their jobs, and their mortgage agreement was then declined).  House went straight back on the Market, I accepted the asking price on 19 August 2021.  All the paperwork etc was still valid, so didn't need doing again, the buyers are cash buyers, so was told should be fairly quick completion. October 2021 it transpired that one of the deeds was missing, so a bespoke indemnity insurance policy was required.  End of Jan 2022, Indemnity Policy sorted and sent through, the buyers and I agreed to split the cost - 4 Feb 2022 STILL waiting exchange date!   I really want to get sorted so we can start looking for our forever home - so frustrated it is taking sooooo long!
     
    Anyone else in a similar situation? Any advice on where to put the money we will have whilst searching for a new property?
  • We've exchanged 🥳 we complete next Tuesday! Nearly 5 months from offer being accepted to completion. No chain! Definitely took longer than I expected.
  • Exchanged! House went on the market in June during which time lost a buyer, gained a buyer, lost a seller and gained an even better lovelier seller /house. So its been a long old slog but everything happens for a reason. Complete in 2 weeks... now to hit that moving to do list after I crack open the bubbly :-)
