Is it normal practice to see draft contract and queries? Last purchase I was doing before falling through last year my solicitor raised questions about draft contract but I never saw the contract when it was draft or queries.charlotteo1988 said:Draft contracts were sent to my solicitor last Tuesday. My purchase was going so smoothly .
as a FTB everything done my end by Xmas eve . Been chasing solicitor forever update on my vendor .
pushing for exchange date …. Found out yesterday she has decided to buy a different property so starting from scratch .

I thought I might add my time line so far :...
20/11/21. House put on RM
20 viewers booked into the first week
26/11/21 Offer accepted from a full cash buyer
1/12/21 Offer accepted on our onward purchase , but ready to break a chain if necessary
Normal conveyancing ensued with all of us using bricks & mortar solicitors which was a bonus .
Nothing much happened from our buyers before xmas unknown to us as such but the process of our purchase went full steam ahead .
Our buyers wanted to view again 15 th December , which we were happy to allow, then after this they wanted another viewing to see loft and drains .
This happened after xmas, but still no movement from them on searches or enquires
By 14th January we told buyers that we will put back on the market due to lack of progress . Buyers went ballistic and stated they will pull out .
House went back on the market & previous viewers wanting second viewings .
Original buyers solicitor sent over enquiries & had applied for searches .
31/01/21 Our agent called to say our original buyers wanted to exchange this week as they are on holiday next week for 7 days, with completion 14th February.
Everything signed sealed & delivered to our solicitor to exchange .. now we wait

The house I’m in now I got all the questions sent to me and different solicitor did this time and my mum brought a house in august and she got all enquiries sent to her too. So I think you should as you need to check the boundary is what you think it is etc and fixtures fittings and TA6.nekr0mantik said:

Just spoken to estate agent - our solicitor received replies to queries from sellers solicitor yesterday.
Any ideas how long it normally takes them to review these before sending out to us with the contract? (If they are happy with replied obviously)
I'm going to send a little chase email tomorrow morning.
We are hoping to exchange before end of next week and timings are getting very tight!

We didnt see the queries/questions raised but did get sent out draft contact with fixtures/fittings etc pretty quickly and early on in the processcharlotteo1988 said:

I've spent the past week being bounced between our seller's Estate Agent and our solicitor. EA says all enquiries answered, solicitor says they still haven't had responses to all enquiries. Back and forth, both sides won't budge! Dragging out a simple chain free purchase that we all expected to be done by end of January. Very frustrating...0

Still waiting to exchange. ugh. Completion is on the 16th / in two weeks.
