seller was sent TR1 and contract today to sign. He sent back the TA6 and TA10 with all boxes ticked that needed to be in relation to my solicitors questions. The boiler is being serviced Tuesday and will be sent over once done.Hoping to exchange 14th or 15th feb.0

Our solicitor won't set an exchange or completion date... (Been in this process since October 2021)
Solicitor said we would be sent all paperwork (contract, LISA, TR1, etc. etc.) asap. 8 days later we receive paperwork. It includes two incorrect documents. Day 9, we receive the correct paperwork. They got all paperwork returned on Wednesday (day 10) to their office, in person. Thursday (day 11), and the solicitor tells us the team haven't put it on the system yet (aka, someone hasn't bothered scanning it over on an email to him because he is WFH). Friday now (day 12), and told we can now transfer all funds. More than enough to exchange, contracts are all in order. Right? So why isn't exchange happening asap?
They won't set a completion date until the LISA funds have been received (3-5 days, or so we're told). Now we're told that they haven't sent off for our LISA funds yet, probably "some time next week". Only then will they request the mortgage funds. Anyone know why these processes couldn't be happening concurrently?
Am I going mad? Can't some of these things be happening, or already have happened? We're getting no clarity at all, just lots of "the team will do it soon", "you're next on the list". The sellers wanted to complete 2 weeks ago. We wanted to complete 2 weeks ago. No chain, FTB, vacant property. Thank god we're not in a chain, this would have collapsed by now.
Any advice? Please someone explain this process to me!

So to follow on from my previous updates, i finally complete on 18th Feb, exchanging next week.
Done a lot of chasing and pestering. Constant emails and phone calls the past 4 weeks to get to this point which I wish I had done earlier.
My advice… never think you’re being a pest! Chase, chase, chase!3 -
Got the final statement from our solicitor and have to transfer the remaining funds to them on Monday. Getting closer!0

We had a DIP for 335k using the Nationwide Helping hand mortgage... We had to up our offer on our (hopefully!) future home so did a new DIP after our revised offer was accepted.
16/01 - Offer accepted
17/01 - DIP submitted and referred. Apparently
usual with Helping Hand mortgage.
18/01 - DIP granted.
19/01 - Solicitor appointed
21/01 - Documents received from solicitor.Purchase questionnaire, joint ownership
questionnaire etc.
26/01 - Mortgage telephone appointment with
Nationwide MA. (MA needs new bank
statements, so she delayed submitting
until the statements received).
Mortgage arrangement fee paid.28/01 - Documents dropped off at solicitors office(Delay was also due to waiting for new
bank statement to appear)
Searches fee paid for.
Mortgage application submitted.31/01 - Phone call from EA to inform us vendor
has pulled out of their onward purchase
and offered on a probate house.
03/02 - Identity checks with solicitor done.
04/02 - Solicitor has received draft contract pack
and title plan, asks us to confirm if title
plan looks correct and she will start
searches
Mortgage valuation completed. (Awaiting
results)
Hard searches appear on credit files.Going to hopefully clarify what’s going on with the Vendors tomorrow, we know they want to move across country and they have a load of animals so breaking the chain is not possible for them.
Feeling very nervous about them potentially being back to looking for a new onward purchase, it took them months before....0 -

It's potentially exchange week.. Let's say a prayer.
still waiting on indemnity insurance and right of way proof. No idea how long these are going to take, but it just feels like one thing after the other at this point.
My sale is there, we're ready to exchange no issues. This purchase though has been one headache after the other.
If there is no right of way proof what ways around it are there, can they just get the imdenity to cover that too? It's for a tiny private road behind that all houses have to use to gain access to the rear of their house where our drives are. It's in fab nick.Finally completed on our new home
