  • My buyer's solicitor didn't believe me that the EV charge point was installed in 2014 (provided electrics cert) because 'electric cars didn't even exist in 2014'. :disappointed:

    Waiting to exchange soon now. Sent across all of my funds for completion which is a week from tomorrow.

    Gave authority to exchange this morning again, 2nd attempt. Yesterday's attempt fell apart because someone in the chain was demanding an early date which two of us (myself and my vendor) couldn't do (me due to work commitments, them due to removals dates). Fingers crossed everyone is now happy with 2nd March. My solicitor has gone to the next in the chain today and I know they are happy as I've had contact with them. But we shall see about the rest...
  • For the first time in what seems like forever, our sellers solicitor has proposed a date for completion on 25th February with the plan to exchange on Friday - we have a new mortgage deed to sign and then we can transfer the deposit.

    Trying not to get excited till we exchange but this is the first time their solicitor has sent an actual date through! 

    Did anyone use their HTB ISA for their deposit and did you transfer the money whilst closing it down to get the statement for the government funds? 
  • May not be exchanging now because my buyers are with PPL and they are useless. Solicitors sent remaining answers to their enquiries on 2nd December. They received a email back on 8th December saying they were reviewing it and will let them know if any other enquiries. My solicitors have been trying to get hold of them since jan. 
    My buyers mortgage ran out mid jan and they said they suspended their file until the new mortgage offer has been accepted. They email today saying they are waiting on the enquiries which I have said we’re sent 8th dec so they now want them sent again as they cannot find them. 

    Ridiculous!!!! 

    So this will probably delay us as they have no sense of urgency whatsoever!! The offer on our house was accepted in July!! They should be ready by now!!!  
    I'm waiting for two enquiries to come back that have been sent apparently but my solicitor hasn't received. I usually get the seller to harrass PPL and then I go through Purple Bricks Post Sales phoneline.

    I'm pushing for 18th/21st but there seems to be no urgency on their end to get ducks in a row this week.
    Yeah this is my buyer so I’ve got the estate agent chasing. They have come back wanting confirmation of things regarding the management company so I can’t see my solicitors getting a response from the management company quickly. 

    I don’t think we will be exchanging until march now knowing my luck. I swear I’m not moving again for at least 10 years. 
  • Waiting for exchange and going mad from not knowing when and how... Should I ask my solicitors if they've scheduled the exchange already? Will they inform me once they have exchanged? It's an off-plan purchase so completion date will not be concrete so they won't contact me for that. Are such questions considered nuisance by the solicitors?

    Timeline:
    23.11.2021 - Put in reservation fee, offer formally accepted (new build so very smooth, no bidding wars).
    02.12.2021 - Solicitor finally on the case with disbursements and a tiny advance transferred.
    06.12.2021 - Authority to proceed received from the Help To Buy.
    08.12.2021 - Mortgage offer received.
    16.12.2021 - Solicitors confirm having submitted searches and receiving contract pack from developer's solicitors.
    12.01.2022 - Solicitors deliver back all searches, report on title, exchange statement.
    19.01.2022 - All queries satisfied, all documents signed and delivered back to my solicitors along with the deposit transfer.
    21.01.2022 - Authority to exchange from help to buy received.
    02.02.2022 - Solicitors receive the corrected valuation report from the lender, the last known outstanding document that needed to be set straight.

    We exchanged! I can't believe it!  🎉🎉🎉🎉🎉

    This time last week I had just sent an email to the sales progressor saying we were getting really frustrated with the waiting and nothing happening that we were going to start looking at the market again.

    Friday we heard that everything was in place that we might be able to exchange, but no discussion of dates.

    Yesterday an out of the blue email with a suggested date. Didn't quite make it due to some discussion in the rest of the chain.

    Then exchanged today!
    That's great news. After your previous post I was going to suggest exchanging anyway and agreeing to whichever date suits rest of the chain. As you're FTBs, you don't HAVE to move in on completion day so you could collect the keys, curb your enthusiasm, and wait to go in together when your OH is back.

    We had something similar last year. Agreed to completion on 4th Feb but couldn't get our furniture & worldly goods out of storage until 6th. I also had my COVID jab booked 50+ miles away from where we were living, so husband took loaded car & collected keys, I also took loaded car, had my jab, and met him at new place so we could walk in together. 

    Last thing I wanted was for one of us to go in alone and hate the place on sight. We didn't!

    Yes I had discussed that with my OH. The main problem was our vendor didn't want the date either, so we were considering whether we could do something like give them a week's rent of the house so they could move later (not ideal but they've been really conscientious and nice throughout so I know they could be trusted). But luckily we didn't need to, exchange went ahead. 

    We've been madly arranging things today (might as well do it when we're all excited rather than being lazy). Internet booked, moving booked, van booked for our IKEA trip, cleaner for our rental booked. Now I'm considering whether it's too early to order new carpet. Eeeek. I never thought this day would come.

    Oh and I ordered us an exchange-day treat, a new sign for the house. I noticed the current one last time we viewed and wasn't a fan so have ordered one we like and will take it along on our first day so we can hopefully put it up :)
  • Hi everyone - has anybody here used a Lifetime ISA as their deposit on exchange?

    Our solicitor has told us that LISA monies cannot be used as a deposit at exchange and can only be sent on completion, but I’m not sure that’s correct, given I haven’t seen that claim anywhere and it’s a fundamental point! 

    Feeling v stressed!

    I think it’s that you can’t use the government bonus - from what I gather it’s the same as a HTB ISA where you close the account, use the funds for your deposit then claim the 25% at completion so you don’t have access to that until completion.
