Sellers solicitors have received replies to enquires from seller.
Just waiting on these to be received by our solicitor. Checked this morning and they've not had them through yet.
Once enquires are all satisfied we can sign papers and get exchange sorted.
We have to do this by end of next week in order to complete by the end of Feb.
(Really hoping to move house before new baby arrives in March!) If we dont move in Feb will all have to wait until April.
Keep fingers crossed for us!!!

There were works carried out on the property without building regs and my solicitor is requesting an indemnity policy. The seller has said they werent given one when they purchased so I have a hunch they're not going to pay for one and we will end up stumping the bill as we really want the house.
Any idea of cost? We wanted to exchange this week but I dont think that's going to happen now.Finally completed on our new home

Last update i had was on 27th Jan that sellers solicitor has received replies from seller on my solicitors enquires.
My solicitor is still waiting to receive these but i'm hoping they will get them this week.
Hope that helps give an idea of timings. I dont know if thats quick/slow/average though.0 -

@dunclane1980 what did you need the covenant indemnity for?
I only ask because there are a couple of restrictive covenants on the house we are buying (one about the garage remaining a garage) and we were hoping to convert it in future but wondered how this would impact any future sale.

Draft contracts were sent to my solicitor last Tuesday. She hasn’t sent anything to me yet like TA10 TA6. With the house we pulled out on she sent all that along with questions she was sending to the sellers solicitors. I’m wondering how long I should wait before asking when the questions will be sent?
