Hey all,
I previously started a topic on my own timeline without knowing this thread existed (I'm a newbie) lol. Well here's our situation so far. FTB with no chain, found a house with no upper chain.
05/01/2022 - Viewing
06/01/2022 - Put in offer
10/01/2022 - EA told us there's an identical offer. We chose not to amend our original offer.
12/01/2022 - Offer accepted
13/01/2022 - Mortgage application submitted
14/01/2022 - Sales memo received from EA
14/01/2022 - Valuation booked for 24th Jan
19/01/2022 - Paid solicitors for searches
24/01/2022 - Solicitors send me preliminary report
24/01/2022 - Valuation takes place
24/01/2022 - Mortgage offer issued
25/01/2022 - Received Homebuyers survey report
27/01/2022 - Solicitor raised some queries I wanted clarification on.
So currently just waiting on replies - hopefully it's soon and we can continue ploughing through..

Is it normal to get no updates from solicitors? Do we just sit and wait it out?
A week past Friday she asked if 18th would suit for DOE we replied with yes. The last wed she said that she had recieved our mortgage offer and she would start conveyancing.
Do we go with that date for entry?
I need to hand our notice in to end tenancy but I'm reluctant until I have a date set in stone 🤷🏻♀️0 -
Don't hand your notice in until you've actually exchanged! I'm not sure what the 18th date refers to but if you've not long had your mortgage offer and "started conveyancing" i'd say there is a while to go yet.khtaylor said:Is it normal to get no updates from solicitors? Until you've actually exchanged though a lot can go wrong, so I can't stress this point enough... do NOT give notice to end your tenancy.2 -

To only just start conveyancing could mean they need to do quite a bit in terms of searches etc and they rely on other people so that could take up to 2 weeks in some places.I’d let them know whatever date you decide on, you need to let your landlord know and to give you time to give notice.0 -
Fingers crossed for you. I’m hoping to see how many enquiries my solicitor is putting to the sellers solicitors today. Hopefully not too many and they come back pretty quick and we can look at exchanging end of the month too. We will miss the deadline for our sons school evidence of change address but never mind. I can always appeal if he doesn’t get his school so not really too worried.MickeyFTB said:

I mean a lot can happen in 18 days but I’d be telling them that you need to give notice on tenancy so if that means you need to give a months notice they need to plan that in to the exchange.khtaylor said:

The exchange/completion is an agreed date, it’s been 5 months since we had this same conversation - I gave notice and on the Wednesday before we were due to exchange and complete by Friday we found out the person at the top of the chain had added a house on which added 3 more people to it (went form a two house chain to five)Luckily our landlord has been fab and hadn’t found anyone else to let the place so he’s allowed us to stay on a monthly rolling tenancy otherwise we’d have been sharing a tiny bedroom at my mums for the past 5 months with a puppy too!0 -
