Completion date set for 21st Feb and exchange to happen shortly FTB so really excited to be getting on the ladder!
Was a probate property so had to wait a couple of months for the courts to decide on the deceased's estate, all came through in the new year.0 -
How long it took you guys from having you offer accepted till actual completion date?
I got the offer accepted September 9th 2021 and completion set for February 18th 2022 (5 month 1 week)
I knew the house buying process would be long but i didnt think this long! So glad we have a final date 😊0 -
My offer was accepted in September and we are completing on February 7th so similar timeframe.1

We are hopefully in the last stages of conveyancing, our timeline is as follows: -
1. Our house on the market 8/10/21.
2. Sold by 15/10/21 - Oh no we need to find somewhere!! (We are moving to a particular catchment so slim pickings).
3. House came on the market Tuesday 19/10/21, we viewed on the 23rd and put offer in that afternoon which was accepted.
4. Vendors were using Premier Property Lawyers so we lost 3 weeks of nothing being done until they switched to local firm on the 19th November.
5. Enquiries raised and answered over last two weeks so just waiting to be called in to sign contracts.
We are away 14th Feb for a week so are pushing for completion 11th Feb latest.

I have posted on here a few time since may last year. Today maybe my settlement day!It’s taken so long we have had 2 mortgage offers as our first ran out at the end of December.We had to pop into our lawyers yesterday to sign the mortgage papers they have all the funds ready in their account to send today if the vendors have everything in on time to their solicitor. But have a funny feeling it won’t go ahead again today and I think it will be next week.We have had so much stress with this purchase that I just want it over and done with now.Wishing everyone good luck who are also completing today1 -

I'm unfortunately still waiting and my anxiety is slowly getting worse due to all the uncontrollable variables!
There's no definitive completion date for my property (new build), the last update I received was by the end of the first week of May.
My exchange is currently set for the 31st of this month, and I received an update from my broker yesterday that my lender has finalised all background checks & surveys, and my application is currently with quality control.
I'm not sure what quality control does, but i'm assuming it's to make sure there are no errors, mistakes, fraud etc.
Anyway they're advising that the worst case scenario for this to be complete is Tuesday, but they'll work on the weekend to get it complete before then.
That's not the end of the world.
My main problem now is that I have around £10k of my deposit in a LISA account, so upon hearing the update from my broker I contacted my solicitor to send them the portion of my deposit not in the LISA. I also let them know that I've instructed my LISA provider to withdraw the money to them.
My solicitor has informed me that they can't use the money from my LISA because they can only hold the funds for 90 days, and because my house is likely to complete in around 100 days, I need to find additional funds to use instead.
So stressful and I'm not sure how they think I can muster up £10k within a few days legally, or without potentially raising red flags.
Anyway, I've asked them if they can use the LISA funds anyway and by the end of March I will send them an additional £10k from my income savings, that way if the completion is still outside of the 90day deadline, the money is still there and I can be refunded on completion.
Fingers crossed they are happy with this, otherwise i'm worried I could lose out on this property.0 -

Getting close now, last enquiries answered and will be setting dates soon! No chain, we're buying before we sell so all ok on our side. Seller's EA insists that no-one does 2 weeks between exchange and completion anymore, "not for years" and 1 week max is more likely, most do 3 days between apparently! Bit of a shock, we've requested 2 weeks as there's never been an internet connection to the house and we both work from home, so need that sorted asap and need the notice to arrange the engineer to set up as soon as we're in. Am I being unreasonable?0
