This might be a really silly question but not sure what to expect on completion day. Who calls and confirms we can pick up the keys? Is it my solicitor or is it the estate agent?
I was actually going to ask the same thing. So what actually does happen on completion day ??
Look forward to reading all responses in tbe morning :)

You’ll both probably find it’s a bit of an anti climax! My solicitor rang me around late morning to confirm that our sale had completed and that our purchase should go through in the next couple of hours. I then had a call from the estate agents around 2 to 3 hours later to confirm that we’d completed on our purchase and that the keys were with them ready to collect.

We didn’t physically move on completion day (we were living in rented and our sale was a BTL property) so all we had to do was collect keys late afternoon / early evening and go have a good look around. But it’s not uncommon to have removal vans loaded whilst you’re waiting for the green light from the EA to collect the keys.

Last time we moved we were waiting for ages for the estate agents to say the payment had gone through. Turns out the sellers solicitors all went on lunch and didn’t bother checking that the money had gone through. I ended up ringing the estate agents and I then got a voice mail to say it had all gone through. My partner was waiting outside the estate agents to get the keys he went in and they said no sorry it’s not completed yet. By this point his patience was wearing thin. I then said I literally have a voice mail on my phone saying we’ve completed and almost crying down the phone, being two weeks from my due date exhausted from driving 2 1/2 hours with a 2 year old I was quite emotional and hormonal. we finally got the keys and it was all a big anti climax and very stressful.

I’m hoping this time as we only moving 10 mins up the road and not heavily pregnant we might have a smoother and more enjoyable completion day. Just a 3 and 1 year old to deal with this time but luckily nanny is also down the road 👍

EDIT: I’m not pregnant at all just fyi!! No more for me lol!!

So we will get a call that the sale has gone through and then collect the keys and is that it ? will this be early in the morning or does it just depend? My current property, the new house, the EA and the solicitors are all quite close to each other so im hoping things are smooth!

Personally I am waiting. I have made a list of places to update and added to it gradually over the past few weeks. But I won't go ahead and actually change it until I move in.

And book in for internet connection as the engineer always takes 2 weeks (ie to connect at the exchange in the street rather than go into your house). No one wants to be without internet for that long

So the buyer for our house theirs went through around 11am (we exchanged and completed same day) her payment was instantaneous. However apparently ours took from 11am to 2pm. It can happen but then like said they went to lunch at midday then forget to check. You can redirect post from a certain date so can do it in advance and you can also do tv licence from a certain date too. Other stuff you have to wait until your have actually moved. Sky if you have it need a few weeks notice and so do broadband providers sometime. So worth checking then writing down stuff you can’t do until you have moved.

I’m no expert though but this is what we did last year and will do doing when we eventually get a completion date set for our new move.

Wait until you've completed but as already said, get your Royal Mail redirection sorted now as they need a few days notice. You can set what date you want it to start from though so if you do it now you can choose for it to commence from 18th.
