Our funds were requested yesterday to make sure they were processed and released on time - might be worth giving your solicitor and all and asking them to do it now. Turnaround varies from lender to lender - some it's 2 days, others 5 - so it might be that your lender doesn't need as much notice. So sorry that you're having a pants time of it @HopeAndDriftWood. I salute you - this process is barely tolerable when not pregnant, so I can imagine you have all the emotions right now. Fingers crossed you get some positive news soon about your possible back-up buyer.
People who said it all comes together quickly at the end weren't lying! Yesterday I'd all but given up hope that I'd complete in time for the 30th and was wallowing a bit. But today I've had the contract to sign, been asked to transfer deposit funds to my conveyancer, and she's currently working on getting agreement to complete on 30/9 from the vendor's conveyancer and requesting my mortgage funds. All being well, we'll be exchanging early next week and completing on Thursday. So nervous/excited/terrified/distracted every moment of the day! So hang in there everyone - it can still happen.
Advice appreciated though - on the contract the deposit amount is blank. Should I fill this in or leave it blank? I've been told what the deposit amount is so I could complete it, but I'm not sure if I should just leave it for my conveyancer to do. Maybe do a bit of googling and see how much notice your lender needs? Might be that yours only needs a couple of days. But honestly, you're paying a lot of money for your solicitor, so don't feel bad for asking.scottie21 said:

Oh no, it's so hard when you are relying on trusting people you don't know for the biggest purchase in your life. Ours pretty much came crashing down yesterday. After I asked our estate agent if our buyer was actually proceedable on Tuesday, outright, they maintained that he was... but chased him, and he admitted that we were no longer waiting on a second valuation, but were now appealing the valuation as it was £20k shy of what he wanted. Our EA helped with his appeal and asked what his back-up plan was, he didn't reply. They assured us that he was going as fast as he could.
Yesterday our vendors EA told us that our vendor really wants to sell to us, but feels that we don't have a proceedable buyer, and therefore he needs to protect his own interests... they've got viewings arranged for today. They said in their opinion, we should have remarketed weeks ago.
Our estate agent came back yesterday and said they had debated advising us to remarket but felt it was "harsh" on our buyer, and therefore hadn't. I asked them to follow up with the person who made the other offer, who is going to let us know by tomorrow... otherwise, they've now recommended that we remarket, after confirming that our buyer is £10k short if the appeal fails.
I feel lost, to be honest. I'm now in my third trimester, and there's no other houses for sale where we wanted to be. It's far too small here. I felt something was wrong all the way through, but people kept saying it was normal and fine...
