    trouble it my new house won’t be ready till 10-12 weeks after exchange…
    which means if it’s 1st october that takes us to Christmas Eve for the 12 week mark!
    it’s a new build but they don’t do the inside till exchange 
    Urgh, what a pain! Have a glass of wine and try to to think about it all until Monday. 🍷

  • Im about to start 3 13 hour night shifts and probably won’t get much time to be on here next week packing, but I’ll catch up when I can.   • More frustrating news from our buyers. They haven't responded to our Solicitor about completion dates and are pretty much ignoring our agent. The rest of the chain (including us) is pushing for exchange and today we heard they've gone back to mortgage shopping. They've found a better rate, so need a new offer confirmed. Agents are trying to keep it from the chain above, as top of chain is on verge of pulling. I reckon it serves me right for feeling slightly hopeful this week. Please let them have a speedy lender 🤞 Ours is great, but I know some take ages. Sigh. Again.

    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion
  • Well our buyer is refused to exchange today, their solicitor cited at clients request with no other information. Looking forward to paying the £700 SDLT bill, not. Our solicitor has already requested a drawing of funds for the 28th (target completion was the 29th). I've paid buildings insurance on the new place as you can't exchange without it - fortunately I can cancel this within 7 days without penalty. Wife's fuming, god knows what our vendor is going to say as they are ready to go too :/ New target date the 8th of October - this is with housing association cash buyer too, so disappointed.

    Feeling your pain completely. I'm sorry to hear this. It seems the thread is having a few problems with buyers this evening. Hopefully 8th October will be lucky for you - my birthday ☺️
