    Feeling your pain completely. I'm sorry to hear this. It seems the thread is having a few problems with buyers this evening. Hopefully 8th October will be lucky for you - my birthday ☺️
    Buyer or seller, seems the issues start when people get selfish and forget that they're not the only people in the process that matter. We've tried so hard to be accommodating and get our part done quickly (not wanting to be useless FTBs), meanwhile the top of the have simultaneously insisted they can only exchange and complete in September while also now delaying exchange.

    Hopefully we'll all have better weeks next week.
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion

    Thank you, it's my birthday on the 13th. We first moved into this house on the 13th October 2007, may be it's a sign.

    Thank you ☺️Yeah, a mental break would be great. Our agent said he's working tomorrow though, so I'll have an eye on phone/email all day. Will try to throw myself into house prep and spend some happy time tidying the garden. Will find that hardest to leave behind. It's not very big, but full of stuff I planted with my lovely (long departed) stepdad 🌳

  • Hi all, 

    Commiserations to everyone else who had rubbish news this week 🙈

    We approached the other person who had offered for our place. He is interested - it's complicated now, as he's offered on something else, but there's been no progress in 12 weeks so he's frustrated. He's got a 25% deposit and has already sent over proof of that and his Decision in Principle... We're waiting for our sellers' estate agent to confirm if that's okay, now. Irritatingly, they don't like to touch each other's cases there, and his estate agent doesn't work weekends or Mondays... 

    I'm cautiously optimistic, but we'll lose about £10k all in all, with the lower offer and the stamp duty deadline passing. Eek.

  • @HopeAndDriftWood - pleased to hear you've had a bit of good news. Sounds as if they could proceed quite quickly if they do decide to go with your property. Is there a long wait for searches in your area? If so, then maybe previous buyer could sell their searches. I don't want to calculate how much more we've had to pay 🙈🙉 Trying to be philosophical about it! 
  • @birdmadgirl8 Our estate agent suddenly seems absolutely on it... she's talked to the new buyers' mortgage advisor, who has said he's got a full mortgage offer on the other property but the vendor hasn't found anywhere to go, so it's all come to a stop. All he'd need to do is change the address and have the valuation done here, apparently, and then he'd have a full offer again as it's already been underwritten.

    Old buyer has been told and will sell on his searches to recoup costs... I think they took 5 days or so here in August. 

    And then our solicitor will need to send over the packs and things quickly. She'll probably be our downfall! 

    I'm going to take a leaf out of your book, and not think about the extra costs! Hopefully it'll be worth it in the end.

  • @HopeAndDriftWood - at least you have a plan and your agent sounds great. 5 working days on searches sounds good too (we had 40), so either way you'd be okay there. Hope it all works out!
  • So my process has come to a halt. 
    Told last week the rest of the chain was complete with just a few enquiries going between solicitors.
    My buyer has just called as her buyers buyer has been in contact and is not proceeding.
    Strange thing is no one in the chain has been contacted by estate agents or solicitors to advise of this event. All been through direct communication.
    What are my options here? My buyer would still like to continue as would hers.
