Update on mine, the one document that’s left and needed to be with the vendors solicitors had to be signed by someone abroad then signed by their partner in the uk and then got to their solicitors before exchange can be done and completion agreed. My solicitor says my lender normally requires five days notice for the funds.I found out late yesterday the said document has been signed abroad was on a plane last night with some friends who coincidentally were flying back to the uk, it’s then being posted today to the partner for them to sign then send it to their solicitor by next day delivery. So it should be with the vendor solicitor sat/Monday if all goes to plan! Then I’m hoping exchange can happen Monday and there’s enough time to request the funds to complete in time for the stamp duty deadline. We may have to go for same day exchange/completion which is fine. So after thinking it was all going to happen tomorrow and everything was ready to go, It’s going to go down to the wire.28th April - MIP submitted and issued
23rd June - Offer Finally Accepted On A House!
23rd June - Full application submitted through broker
19th July - Mortgage offer received
23rd July - Draft contract received
26th July - Searches requested
2nd August - Survey completed0 -

I was onto mine each day as we were trying to get the exchange through. 1 -
We're lucky - our solicitor is very on it and phoned yesterday to talk through options. Problem is the rest of the chain's solicitors/EAs, who seem a bit incompetent.Adsta said:@E_D_FTB

18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
22nd June - Hard search (Transunion)
24th June - Second hard search (Equifax)
1st July - Extra documents requested and uploaded by Broker
9th July - Proof of Deposit requested and uploaded by Broker
12 July - Searches applied for
19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative

Update on ours..long story short, the waiting game is killing me! We've been really lucky so far in that our conveyancers are fantastic and usually reply instantly to questions etc. Our searches and survey are back with no issues and our mortgage offer was received last weds. We and our broker have been through it and it's all good and the conveyancer said that they'll report the next day on it.
We've heard nothing since...i think this is the longest we've gone with no communication from them! The EA chased for an update last week and they told them that the sellers still need to provide an indemnity for their extension (they didn't even do it, it was completed by the previous owners to them back in 2000. They had planning and building regs but no paperwork to say they got consent from the developer which was one of the covenants) and send over the TA13 form. At this stage, i'll pay for the damn indemnity if it means we can complete next week!
We've let the conveyancers know we want to complete by 30th sept, our chain is US>Sellers>no chain as the sellers are divorced. husband has already moved out and wife is moving in with her family. They've also been great at keeping things moving as they want out of the house. We've asked if there's anything else we can do to move things along but we're just waiting on those 2 bits from the sellers, so have asked our side to chase theirs. I'm sat here refreshing the screen every few mins for updates whilst manic busy with work too and it's so hard to keep positive we will complete in time. We don't need long between exchange/completion as we're not moving in straight away and we've said that so long as we complete by 30th, the sellers can keep any last BIG bits they can't shift until Saturday 2nd and we'll open doors for them to remove, which they're very grateful for.
Just need the sellers side to get their bits done and then our side to request funds. i'll send over deposit same day too! 🤞🤞0 -

Hi all.
No news our side, still waiting to see if our buyer can successfully appeal the valuation on their existing house to get a deposit for ours. No contact from anyone up the chain for over a week now...
