    Mines taken an unexpected turn too. After yesterday expecting to complete on Friday, it's now not happening. The transfer document isn't with the solicitor from my sellers yet. One of them is abroad and it's been sent there for them to sign to then send back for the other half to sign and then needs to get to their solicitors before a date can be agreed and only then can my solicitor request the funds. Apparently it's due back to the other half here any day, I would hope it's been couriered and would expect them to be able to track it but who knows. Cutting it really fine now for end of the month. This was my worst fear that something simple would end up costing me £2500 for a day or so.

    Sorry to hear this @Newdrake88. Hope it's nothing too serious. 

    After being told by the EA that the vendor had responded to all the enquiries yesterday, the update from my solicitor today is that she hasn't received the buildings insurance certificate and there's still one outstanding enquiry. So I think the vendor's conveyancer must be sitting on the responses. Back to asking the EA to chase the vendor's solicitor to send them to mine tomorrow.

  • Hello everyone! Long time stalker/looker of posts 😅 Go easy! 

    We are FTB moving from England to Scotland! We are so excited! I’m not completely savvy with all of the terminology, but I understand most things, and the differences between buying in Scotland rather than England.

    I guess our first official date started on the 8th September, the Solicitor made an offer to the buyers solicitor and they promptly accepted, and then a formal qualified acceptance a few days later! My solicitor gave a date to complete  on the 15th October, at least that’s what we are working towards! The house is vacant, so no hold ups there! 

  • I'm sorry, @Newdrake88. I hope the family member is as well as possible.

    Our estate agent has been lovely today, really communicative. She's helped our buyer with his appeal. I've no idea how long that usually takes... I suspect he'll come and ask for money off. Part of me thinks I'd do it, if we could get it done by next Friday so I didn't have the SDLT on top  :D 

    The waiting is very frustrating.

  • Our story so far: offers accepted on sale and purchase in Oct/Nov 2020. After 7 months our first purchase collapsed at exchange when our sellers pulled out. Offer accepted on 2nd house on 1st June 21 (market had changed - less to buy and more expensive). Agent said we could get more for ours, but decided to keep original buyer cos we thought it was right. Chain completed and then we all had long wait for searches to come back. Top of chain (TOC) pulled out of buying their probate property in August (just changed their minds). They agreed to go into rental & we all pushed hard once searches/enquiries came back (mid August) to give TOC time to find rental. We were hoping to move in early Sep, but that didn't happen - not helped by 2 unresponsive solicitors. Finally, last Thursday agent rockets our Solicitor (she'd been ignoring our emails/calls) & she springs into action. Friday she confirms that we're ready to exchange and can talk dates. Blimey, this bit's stressful isn't it 🤯 Top three in chain have agreed dates in Oct (tried for end Sep, but no removals to be had & can't get leave). Out of blue, our buyers are saying they can't move till end Nov/early Dec. What??? We've been updating them on chain's progress through agent, but not sure if he passed it all on. Now we have TOC threatening to pull out (please calm down), buyers not responded to agent in last few days & our sol hasn't heard from buyers' sol. Sigh. Given that our last chain collapsed at exchange, we're just a bit anxious 😳

    This sounds really stressful, especially having gone on for so long! How are you coping? Hopefully once the rush of the next week is out of the way you will get some positive news!
