  • I made an account just to share my experience after reading along
    Today after 6 weeks silence from the solicitors we finally have had the inquiries settled and can move forward
    The solicitors are completely unreachable and its been a frustrating angering process, just to get in before september 30
    Fingers cross we can exchange and complete in time!

    Mines taken an unexpected turn too. After yesterday expecting to complete on Friday, it's now not happening. The transfer document isn't with the solicitor from my sellers yet. One of them is abroad and it's been sent there for them to sign to then send back for the other half to sign and then needs to get to their solicitors before a date can be agreed and only then can my solicitor request the funds. Apparently it's due back to the other half here any day, I would hope it's been couriered and would expect them to be able to track it but who knows. Cutting it really fine now for end of the month. This was my worst fear that something simple would end up costing me £2500 for a day or so. 
    28th April - MIP submitted and issued
    23rd June - Offer Finally Accepted On A House!
    23rd June - Full application submitted through broker
    19th July - Mortgage offer received
    23rd July - Draft contract received
    26th July - Searches requested
    2nd August - Survey completed

    Yes I know that’s what will p**s me off too, but we had some bad news about a family
    members health today so you know what at the end of the day it’s just money isn’t it

    Certainly no such thing as a quick sale as even as first time buyers purchasing a probate granted property with no chain it's taken just over 3 months.

    my sister was lucky and hers was 5 weeks from reservation to completion - FTB with ISAs I wish I'd gone with her sols!
  • So fed up- we are in a position to exchange,  our vendors haven’t organised removals, refusing to try a different company and now costing at least 2.5k in additional stamp duty despite the other 3 parties having removals sorted. The real frustration is they benefit from stampduty as they complete on a separate property on the 30th but refusing to do anything to help the rest of the chain. (They don't require the money from their sale to complete their purchase as it is a 2nd property). We had this date pencilled in over a week and they have no back up plan and hadn't booked removals.

    If we didn’t drive/couldn’t get help/had nowhere to park the vans, we wouldn’t be able to move until we could get removals, stamp duty or not. We are fortunate in this sense, but not everyone is sadly.

    Yeah, I've heard stories of places being booked up for September in August because of stamp duty - so even with a weeks notice there still might not have been anything available. And not everyone is in a position to be able to do removals themselves, even if they could get a van.

    Honestly, this stamp duty holiday has just caused a lot of problems and potential disappointment! I bet everyone in the industry will be glad when 1 October rolls around!

    I will be, because I’ll be in my new house hopefully. Although radio silence today, after a request to complete on Friday, which I’ve had to decline, as I’m on nights. Even if I could re-schedule van hire, We wouldn’t be packed in time. As much as I’m desperate to get in had to be sensible and stick to the 30th, although it is cutting it fine.
