    I am stressing as the vendor still hasn’t sent the contract pack over, my solicitor says they will do personal searches which are quicker, does anyone have experience of turnaround time for personal searches compared to normal way??

    Our vendors are moving into rented and our sale is almost ready for exchange, all parties are happy with 30th September completion, I know it’s optimistic but my current house was done in 28 days so i know it can be done!  

    I will actually cry if we miss it by days and have to pay £2,500 😂
    I am in same situation need to complete by 30th but still not exchanged due to no management pack or land registry deeds from vendor.
    I am in the similar situation too. We suppose to complete on 30th, but I still have not received management pack. And vendor’s solicitor suggests that vendor is happy to buy a indemnity insurance, so we could proceed. I am a little bit hesitant about the suggestion.

    Ah yeah its scary doing work arounds like that. I was told by one conveyancer who I decided not to go with that you can proceed without vendor having land registration done as long as the developer can prove they own the property which can be done by lease which vendor signed. But my actual solicitor says thats false and they need title deeds before they can draw up contracts. So now at mercy of the managing agent who no one can get old of! Its 12 months old so am shocked managing agent being like this. Making me think maybe its a sign they could be bad also if I have issues in future.

    I'm feeling frustrated by it being a bank holiday today... I so want things to be moving.

    Our actual solicitor is back tomorrow so I'm hoping there will be a bit of a shift there, but we heard nothing at all from our solicitors last week, and I have no idea if the answers to enquiries were passed over on Monday like they should have been or if anything came back. And we're still getting a lot of pressure from up the chain about what is happening with our buyer's mortgage offer etc, which nobody seems to know... 

    Frustrating!
