I’m back lol had to take some time
out as I got so stressed, our story was 6 weeks ago we got told that our chain was ready to exchange then every single day there was a different excuse as to why we couldn’t then it became apparent the bottom property was not ready to exchange at all and that’s why it kept not happening (we are a chain of 5)
Today at 3pm I got an email saying everything is done and they would like to instigate exchange at the bottom of the chain!!! Typical it’s 3pm on a Friday before a bank holiday weekend 😂🙄 what are the chances of exchanging 5 properties in a 2 hour window 😂 Do we think it will probably be next week now?1 -

Their letter said the bill could change also due to outstanding charges as there is a maintenance fee with the property which I believe the owner has paid upto November this year.0

Was hoping to complete next Friday provided my solicitors had responses to a query raised, they had a week, no reply, tried phoning them and emailing again, she days it's like sometimes they just stop answering phones or emails.
So doubtfull I will complete next week.
Bloody annoying as house is unoccupied and I have no chain, but need my days off moved around for work, and removals sorted.0 -
Glad to see lots of movement here - my fingers are crossed for everyone hoping to exchange/complete!
No news here. We are chasing constantly, as are the three other EAs above us in the chain, but our solicitor is on leave, her assistant doesn't seem clear on what's happening, and our EA doesn't know and has told everyone different things.
I really wish our buyer would hurry up. The waiting and being in limbo is driving me insane.Signature down for maintenance :rotfl:0 -
Apparently we exchanging and completing on Tuesday, really can’t see it but we will see, if we don’t then solicitor has to send mortgage fees bk3

is it normal for managing agents for leasehold flats to be very slow at responding? and can you register with land registry without involving them?0

I am stressing as the vendor still hasn’t sent the contract pack over, my solicitor says they will do personal searches which are quicker, does anyone have experience of turnaround time for personal searches compared to normal way??Our vendors are moving into rented and our sale is almost ready for exchange, all parties are happy with 30th September completion, I know it’s optimistic but my current house was done in 28 days so i know it can be done!
I will actually cry if we miss it by days and have to pay £2,500 😂1 -

Got the contract and all over paper work through for my purchase today! Just waiting for seller to arrange and provide an up to date EPC.
Was slightly freaked out by the letter from the solicitor in which she asked for proof of funds- she is dealing with my house sale as well, so should know that most of the funds is coming from that - guess its just a cut and paste standard clause. Already provided loads of bank/ savings statements showing proof of deposit - but spent ages printing out more just in case!0
