  • Got the contract and all over paper work through for my purchase today! Just waiting for seller to arrange and provide an up to date EPC.
    Was slightly freaked out by the letter from the solicitor in which she asked for proof of funds- she is dealing with my house sale as well, so should know that most of the funds is coming from that - guess its just a cut and paste standard clause. Already provided loads of bank/ savings statements showing proof of deposit - but spent ages printing out more just in case! 
    I think it is standard clauses as we had them in our letters from the solicitors who are doing both our sale and onward purchase 😃 x

    Just had an email from mortgage company saying congratulations your mortgage is complete 🤔🤔🤔 anyone know what this means is we didn’t complete today 😢

    It may mean they have sent the funds to your solicitor? Could potentially happen if the completion date was delayed for any reason and the lender isn’t aware?

    I am stressing as the vendor still hasn’t sent the contract pack over, my solicitor says they will do personal searches which are quicker, does anyone have experience of turnaround time for personal searches compared to normal way??

    Our vendors are moving into rented and our sale is almost ready for exchange, all parties are happy with 30th September completion, I know it’s optimistic but my current house was done in 28 days so i know it can be done!  

    I will actually cry if we miss it by days and have to pay £2,500 😂
    I am in same situation need to complete by 30th but still not exchanged due to no management pack or land registry deeds from vendor.
    How long has your process taken so far?

    I accepted the counter offer from Vendor on 19th July.
    They only submitted the land registry application on 30th July and it was expedited on 13th August.
    Requisition was sent to vendor on 17th August.

    I’m in the exact same situation including the exact same amount of stamp duty! 
    28th April - MIP submitted and issued
    23rd June - Offer Finally Accepted On A House!
    23rd June - Full application submitted through broker
    19th July - Mortgage offer received
    23rd July - Draft contract received
    26th July - Searches requested
    2nd August - Survey completed

    It’s so stressful isn’t it when you are relying on other people to get things done! 

    Even more so when we sold our house beginning of June but only just found somewhere suitable, I have my fingers crossed for you!
