Gosh, a lot happened yesterday! Congrats to those who are getting close to exchange/completion. Completely feel a lot of your pain regarding the uncertainty and not wanting to commit to too much until exchange happens. It's kind of insane how short the gap between exchange and completion has become considering until exchange it could all fall through. Feels so risky to commit to anything until you're legally committed to the sale!
@Homebuyer1973 I'm so sorry that's all happening to you, it sounds absolutely terrible. Bad conveyancers seem to be a repeated theme of delays and problems on this thread. Fingers crossed your buyer's will get themselves sorted and it can all work itself out. I understand your vendors frustration, but remarketing could just cause them longer delays in the end - there's no guarantee they'll end up in a less complicated chain! Hopefully your buyer's mortgage can get sorted and your seller will re-commit knowing things are back on track.10th June - DIP submitted

24th June - Second hard search (Equifax)
1st July - Extra documents requested and uploaded by Broker
9th July - Proof of Deposit requested and uploaded by Broker
12 July - Searches applied for
19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
19th July - Survey carried out
20th July - Offer issued - checked and confirmed by Broker
21st July - Contract checks complete
22nd July - Additional enquiries sent
23rd July - Survey report returned
27th July - Documents reviewed and okayed with solicitor
4th August - Searches back
31st August - Final enquiries back

I'm back panicking today that our chain has fallen apart. Probably not helped by the fact I can't seem to get a straight answer from any of the professionals involved.
I spoke to our estate agent last week to let her know that my equity loan valuation expires in October and she said that wouldn't be a problem as from what she could see it was all pretty close to being done. Then I think she mentioned something about our vendors going into rented (which was not our belief - we thought they had an onward purchase and there was another house above that also). But my agent speaks really fast so it's hard to understand what she's saying.
Today I've looked at the 2 houses above our purchase in our chain on zoopla and 1 is listed as "no longer on the market" and the top house is available again.
I'm really hoping I heard right and that our vendors have either already completed on their purchase or it fell through and they are going to rent. Fingers crossed I get some news soon.
We're just waiting for 2 final enquiries, have signed all our forms and are pretty much ready otherwise 😵0 -

Finally received my draft contract pack so searches can begin! Just entered week 8 after offering! I'd hoped they would've been started a lot longer ago than this.
Solicitor seems to suggest they should be back in 2 - 3 weeks, but we've heard 6 from the estate agent. Just going to leave everything now and try not to worry about it.0 -
We are about six weeks in now
waiting for buyers searches to come back
and waiting for enquiries answering on our new build0 -
