Also have been given a completion date for 10th! Was due to complete last month and paid the deposit then the sellers new house fell through. Fingers crossed this time goes smoothly

Whats happened ? 

Nothing apparently which means they have done zilch in a whole month! Not a lot I can do about it tho so trying to be positive instead 😢 x

Oh no I really do hope u get to complete on the 10th can the vendors ring there solicitor 

Vendors are sorted it’s our buyers, they are so slack, I almost feel like driving to their house and posting a politely worded note through their door…..but instead I’m going to reach for a large glass of chilled wine and hope by a miracle that someone does something to which actually leads to some progress 🍷 x

Our original reservation was pulled just before we were due to exchange (with completion meant to be 2 weeks after that). That was a blessing as we've now exchanged on a much nicer and bigger house in a much better location, where we wanted to be originally but didn't think we'd be able to. 

When the original fell through a few people said that these things often happen for a reason. Whilst it was the last thing I wanted to hear then, it's turned out to be right.

Just sharing in case anyone has a similar situation - keep the faith and don't get too disheartened.

08/08/21 all searches back super quick! 

07/08/21 valuation done 
08/08/21 valuation report received all ok.
Enquiries raised.
20/08/21 send proof of child benefit as into a separate account.  
21/08/21 mortgage offer issued. 
23/08/21 enquiry replies received. 
23/08/21 signed contract

 Due to exchange & complete september as vendors have flights booked for end of September moving abroad.

Supposed to have exchanged today (as agreed with solicitor last week) - I’ve heard nothing at all today, despite chasing. Why do solicitors do this?!

I’m sure that to be a solicitor you have to be slightly sadistic (in conveyancing anyway!) I read an article recently about exchange and found it really interesting. Basically the solicitors have to ring each other in hierarchical order of the chain and then back down the chain again - this has to be completed by a certain time agreed by the solicitors, usually either 4pm or 5pm. If it’s not fully completed by that point then exchange is off and they have to try again the day after or on another date as agreed by all solicitors. Completely agree it is not fair to have not updated you at all but hopefully you will hear something tomorrow 🙏 x
