  • Not sure if we will be able to complete before the end of September ☹️ apparently my sell has only just received the title plan for the onward purchase so searches have only just been applied for, she hasn’t got the draft contract either.

    Theres no chain involved in their purchase do you think this would be achievable?

  • FTB with no chain, property has been vacant since last year. Offer accepted on 11th May, searches paid for mid June and the local search still isn't back (we were promised 16th August at the latest). Vendors are understandably getting impatient as they have already had two previous sales fall though, but luckily the EA is good at keeping them informed (unlike our solicitor). I just want a date, don't even care now if it's weeks away, I need to give notice on my flat and start organising things so that I can start arguing about wallpaper with my OH

    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor

    Welcome! Feel your pain on this - not having a timetable to work towards makes the whole thing feel extremely uncertain. Fingers crossed you'll get the searches back soon. I'm sure your vendors are very impatient, but there's nothing you can do to make things go faster and I'm sure they know that.

    Shaun, the title plan is available for £2 online. And the contract won’t say anything interesting, more crucial is the Property Information doc. If there are good conveyancers involved and you chase every day then you might reach end of Sept deadline. You’ll make enemies along the way as you can’t make other people do what you think is sensible - everyone dances to their own tune sadly. Good luck!

    Santander are ridiculously slow. My friend is just going through the process with them and her buyer is also with them and they've had nothing but stalling and problems. A very simple application on her behalf and shes currently 4 weeks in since she applied and still no nearer 
    Our buyers have had their mortgage offer for months!!! When we came to exchange 2 weeks ago it was discovered that the lender had not seen the indemnity policy and the local search showing the PRoW. We just need the valuer to look at it and add their notes. It’s been escalated twice now and still nothing!!! Just mind numbing
