We have transferred some of our deposit over the phone to solicitor and my FIL is going to the bank to transfer the rest tomorrow so does this mean we are exchanging and completing the same day
Not necessarily, I paid over a week ago and haven't yet exchange.
We supposed to be completing Friday but haven’t exchanged yet
I’m in the same boat here! Hopefully we are exchanging tomorrow though according to what I’ve been told everything on their side in terms of final forms have been handed over so we are all ready! Crossing everything!!
    Goodluck with yours!
Thanks I hope u exchange tomorrow, fingers crossed we have a nice week and everything goes smoothly 🤞🤞
Thank you! Honestly I’m praying it does as we aren’t even here for completion as it is so that’s extra stress 😂🤦🏼‍♀️ Goodluck!

Same here, The have given us a completion date but no exchange as of yet.

Its doing my head in as the house I am buying is a repo and therefore at any time up to exchange someone can offer higher and I need to outbid them.
It’s horrid isn’t it! It’s more the worry about it actually happening for me! I do think it will but there’s always nerves lurching! Hopefully we all complete soon!!
Me too! Everyone’s agreed to complete on 10th but I desperately want exchange in the next week so I know it’s definitely happening (and not day before/same day as we’ve done in the past) 🤞x

  • Not a great start to the week, our vendor has pulled out due entirely to our buyer’s conveyancer being totally incompetent and not sorting an issue out . Documents needed by lender were late, either not sent or sent to the wrong person!!! Our Vendor doesn’t need the sale to move on so has pulled out. At the moment it looks like we’ll be the only ones in the chain not moving on to a new home.  Totally at the mercy of others and will be left with a huge conveyancing bill with nothing to show for it. Feeling pretty p*seed off right now!!!! 🤨
Can the it be sorted out in a few days or is it completely kaput ?

They’ve been saying mine would happen over the past 3 weeks but it hasn’t which is the most frustrating part! I really pray it’s tomorrow!! Goodluck with yours! Hope it’s ASAP!

I’m really not sure. We’ve been trying to exchange for the last three weeks. Two weeks ago, despite being told everything was ready by all conveyancers, our buyer’s lender asked to see the indemnity policy which they should have been sent but hadn’t. Another week went by and they then asked for another copy of the LA plan showing the PRoW, even this got sent to the wrong department. Our vendor set a deadline to complete for 26th but today my conveyancer was told by their solicitor that they are re-marketing the property. Every day our buyer’s conveyancer tells us that the lender will be in touch the next day or 48 hrs… but nothing materialises… It just sounds like BS to me and they are just saying this to placate us and their client. If they were my conveyancer I would be complaining to the legal ombudsman about them, totally incompetent!!! I can’t tell you how angry I am about this.  Four months of blood, sweat and tears for NOTHING!!!!
  • I am trying not to feel bitter this morning. A friend who put her property up for sale at the same time as me just sent me a video tour of their new house as they moved in yesterday. They sold at lightening speed and she joked that since the sale went so well they were guaranteed to experience problems with their purchase. Well they found a chain free house, vendor moved in with their son and daughter in law and the sale completed in about 10 weeks.
I sent back a cheery message (and I am happy for them!) but has compounded my sense of gloom :(

It’s been almost 2 months since our offer was accepted and our vendor has been searching for an onward purchase. I told the EA last week that we’d have to restart viewings soon as we are just stuck in limbo. EA then responded 2 days later to say the vendor has suddenly found somewhere. However since then he has been unable to get any further information about this alleged onward property as the vendor has not released info about the onward property’s EA. My solicitor also said the vendor’s solicitor, who told her he been instructed to not send the contract until the vendor had found somewhere, has not responded to her emails asking for an update.

So I’m calling BS and think the vendor is still looking. I really hope I’m wrong. Living surrounded by boxes and half our life in storage is really not great.

Well surprise surprise, the onward purchase has not materialized. After the EA and our Solicitor continued to chase for further information, the vendor claimed the purchase had fallen through but (according to the EA) has failed to provide any additional details.  I don't know what the vendor would have to gain by wasting everyone's time but something feels off and I do not think he is committed to moving at all so even if he does find another property I don't think I'll ever really trust that the sale will go through.

Going to pour myself a G&T, have a little pity party and then  prepare to restart looking again in earnest, not that there's a lot out there at the moment:(
Oh no but at least now you know….crack open the gin (sod the tonic!) and eat a ton of chocolate! We never thought we would find another property (we lost the dream home) but then weeks and weeks later stumbled across something that didn’t tick any of our main boxes for moving but we realised it was somehow the one, just as I had given up hope. I’m a strong believer in fate…..oh and Karma (for your vendor that is!) 🤗 x
Well as it happens I didn’t have much tonic left so it was rather Gin heavy! Thank you..I’m keeping my fingers crossed something turns up soon:)

I spoke briefly with the EA who said he simply cannot get any straight answers from the vendor. He has also sent details of two promising properties that have just arrived on their books and are not on Rightmove yet so I have booked early viewings and am sending up prayers!

Sound like its untenable to continue.

Draw a line under it and call it a dear do, But make one last chance to get it sorted out.

It sounds like they either don't care or the solicitor just CBA dealing with anything properly.
