    We finally completed today…so relieved, the release of pressure is enormous.

    loads to do at our new place but I don’t mind that, at least it’s ours!

    Still one of the most stressful things I’ve ever done and I don’t have a good word to say about solicitors. Hope everyone else gets to the end soon…

    So I had my first proper cry since we started this process (we're on week 10, so I think I've done pretty well!) After the top of the chain insisting they wouldn't be ready to talk exchange dates until September at the earliest, we had an email from the estate agents saying they had factored in the 2.5k stamp duty saving into their purchase so they have to complete by then. 

    This causes a huge problem for us because we're still waiting on some work to be completed and inspected on our house before we can exchange, which won't be done for another 2 weeks at least, and we're away for a lot of September due to work/family. Also, we had communicated that ideally we would want to exchange and complete in different months so that we avoid a rent and mortgage overlap. Obviously, we've budgeted for this if necessary, but after causing delays themselves the top of the chain were essentially saying we needed to spend an extra 1.5k so that everyone else can save!

    All of this gets me in a massive panic, and after a teary conversation with my partner we decide to call the estate agents and see if there's a way we can mitigate our additional costs while still making the deadline work. Turns out he doesn't think it's worth even talking about as there are still things outstanding throughout the chain and there's no guarantee anyone will meet the Sep completion deadline.

    Such a stress over nothing in the end! Gonna need some chocolate this evening to recover!

    Thanks - did exactly this, a movie night with lots of sweet snacks at my sisters. It's so good to have this forum, coz you start to doubt yourself on what you're doing! Feeling better today - we'll all get there in the end!

    7 weeks since offer accepted and still no draft contract pack arrived. Hassling everyone I can but it's soooo frustrating. 
    What has the EA said? It sounds like the vendor might be wasting time for some reason?
    Just said they will chase it. If I hear back that it's the vendors not sending it to their solicitor I will have to query why. However it could just be their solicitor being slow. So frustrating.
    I would assume it's solicitors - we've had a whole week wasted because our seller's solicitor didn't send through a document they were meant to pass on, and then just ignored our solicitor when he asked for it. Talked to the EA yesterday and sounds like their solicitor has basically lied to the seller and told them it was sent. Might be that the seller has sent it and it's just sat in the solicitor's inbox. So frustrating!

    Oh for goodness sake! Hopefully it's an easy fix.

    We had the wrong postcode on half the documents we were sent. Hoping it's just a typing error and they haven't actually done searches for a completely different property!

    This happened to us the had 2 letters the wrong way around but luckily the searches were with the right postcode

  • Received some updates today - our buyers buyer now seems satisfied and are just waiting on contracts to sign which are being sent out. Our buyers still don’t have all their searches back but are on with reviewing our responses to enquiries so hopefully they are almost there. We are yet to receive responses to our enquiries but hoping that we may get those early next week. I will take any small glimmer of hope at this moment in time 😜 x
    Received an email late last night from our solicitors to say all enquiries have been responded to and to check whether we are satisfied with the responses! We’ve reviewed them this morning and bar one thing which needs an indemnity policy it looks like everything is good to go 😱. I’ve emailed them asking them to confirm when they think we could exchange by and whether in a week would be an option 🤞 (still waiting for some things for our buyers yet so will need a bit more time 😞!)
