    Just to add that like others I nearly signed the wrong part of my contract, but the seller randomly has almost the same name as me, and my name is kind of rare, luckily I noticed his middle name.

    Also my current landlord started the selling process for my current rental just as I scraped together the deposit, when I told him I reckoned I'd be gone in a month he was amazed, as he started the process months before me, and he's still nowhere near exchange.
    Strange how things work.

    Fingers crossed for everyone this week! Due to complete on Friday but I haven’t heard anything about exchange as of yet! Super nervous but hoping for a positive start to the week 🤞🏻
  • Happy Monday everyone! Hope everyone's weeks go well on all fronts.

    At the end of last week I got gazumped - an old bidder came in weeks (and a lotta money) into the process and upped the price. I've offered to match it to keep going, but don't want to get into a bidding war. I'm FTB and we had signed nearly everything, whereas the other person is in a chain. I'm hoping that's enough to cinch it for me?

    The only thing is that, if I lose this property, there's nowhere else on my radar and I'll have to start saving to replace all the cash I'll have lost so far. So it sets me back quite a bit. Fingers crossed - I should hear something from someone today 🙏
    NatWest FTB 90% LTV

    2/8/21: View property and put in offer.
    3/8/21: Offer accepted. Appointment with mortgage broker (Embrace).
    4/8/21: Solicitor appointed (Let's Move Conveyancing). Memo of sale issued by EA (Your Move).
    5/8/21: Mortgage applied for (NatWest). Hard search on my credit file.
    9/8/21: Solicitor sends draft contracts.
    11/8/21: NatWest valuation takes place.
    12/8/21: Enquiries go to seller's solicitors.
    18/8/21: Mortgage offer arrives.
    22/8/21: Gazumped. Counter-offer made.
    23/8/21: Counter-offer accepted. 2nd memo of sale issued. Survey booked.
    26/8/21: NatWest refuse to lend on counter-offer. Back to seller with lower offer.
    27/8/21: Seller accepts lower offer.
    3/9/21: 3rd memo of sale issued.
    6/9/21: Survey takes place. All searches returned.
    15/9/21: Homebuyer's Report arrives.
    17/9/21: New mortgage offer arrives.
    20/9/21: Instruct LISA provider to contact my solicitor.
    7/10/21: Enquiries back from seller's solicitor.
    15/10/21: Exchange.
    5/11/21: Complete.
    9/11/21: Move in.

    Solicitor emailed me and have apologised that’s her secretary put wrong address on there as she put the old house that fell through, the amount was done by sellers solicitor so I have been told to cross it out and put the price we agreed on, going to drop them to her later and hopefully she will email to say they are fine 🤞🤞

    In my house we've started betting food and snacks on whether we'll get an exchange/completion date that week. I've won two weeks in a row with a pessimistic 'no' and voted that again this week. My sweet drawer is overflowing but I am secretly hoping for a loss this time
    12/03/21 - House put up for sale
    05/04/21 - Offer accepted for sale of house
    10/04/21 - DIP approved
    13/04/21 - Offer accepted on purchase of house
    28/04/21 - Mortgage application made
    30/04/21 - Mortgage offer received
    15/06/21 - Searches ordered
    28/06/21 - Searches received
    22/07/21 - Enquiries raised
    03/08/21 - Enquiries returned, 1 outstanding issue
    19/08/21 - Enquiries on purchase satisfied. Ready to exchange
    08/09/21 - Exchanged
    10/09/21 - Due to complete
  • We found out yesterday we're not going to make the stamp duty deadline as our seller's new build has been delayed. So that's an extra £2,500 which is a bit painful to swallow but we had budgeted for it just in case. We're now aiming to exchange early September with a completion date mid October. Their solicitor was asking for exchange with an open ended completion (at least I think that's what they meant), but we're not going to be tied in like with no end in sight, but it seems they're now happy to set a completion date around 14th October. 

    I keep telling myself it will all work out and be worth it in the long run!
    Our solicitor is back today after a week off and we had an email before 8am saying our sellers are happy to break the chain so that we can be in before the end of September. No idea what's caused the change of heart but I suspect they might have been told about a further delay with their new build.

    I've emailed our solicitor back to find out when we can exchange on our sale so that we can propose some dates for exchange and completion in September. I'm really hoping for some positive movement this week. Have to say that our solicitor has been absolutely amazing all the way through. She replies to our emails within minutes, always answers her direct line and is really good at keeping things moving. Can't fault her at all.

    It's such a roller coaster all of this! I'd gone from being in tears about the delay to accepting the extra cost and the October date, and now feeling hopeful we'll get in next month. It's hard to concentrate on anything else!
    House sale/purchase progress (we're selling our rental property and currently living in rented so no pressure to complete both on the same day).

    2/6 - Accepted offer on our house.

    15/6 - AIP in place with Halifax
    18/6 - Offer accepted on our dream home!
    19/6 - Solicitors instructed
    23/6 - Broker applied for AIP with Nationwide to allow us 23 years due to hubby's age - AIP referred!
    24/6 - AIP approved
    5/7 - Full application finally in with Nationwide & valuation booked within 2 hours
    6/7 - Valuation
    12-13/7 - Hard credit searches on both of us with TransUnion (Credit Karma)
    13/7 Hard search Equifax (ClearScore)
    14/7 Proof of deposit requested in a different format
    19/7 Gifted deposit form requested for non-sale part of the deposit - funds were from some inheritance, not gifted - deed of variation sent.
    2/8 Text and email saying offer issued, details to follow in the post!

    21/9 Exchanged on both properties
    24/9 Completed on sale
    14/10 Due to complete on purchase
