    Anyone figure how long this will take?
    That all depends on what the enquiries are and how long the replies take.
    It could be days, or it could be months.

    good luck everyone today, I’m not expecting any update today as probate solicitor is waiting on the grant of probate letter to arrive then he has to forward it to the sellers solicitor so will leave chasing till Friday I think 🤔

    Feeling gutted and angry this evening.

    We've had this Wednesday (18th) agreed for exchange and completion for the last 2 weeks. Every party has agreed it. There are 4 of us in the chain and the 18th has been agreed multiple times. All searches, enquiries, mortgages, paperwork all finalised. We're pretty much packed and ready to go.

    And then today - less than 2 days before we're supposed to move - we're told that Wednesday is no longer achievable... because... the Solicitor at the top of the chain has been on holiday for the last 2 weeks and didn't hand the case over???? They're apparently back in the office tomorrow, and I'm hoping that the whole chain will be applying a lot of pressure to get this over the line immediately.

    It seems that nobody knew about this - the 2 people above us in the chain had been chasing for updates and apparently just as surprised as us about this update.

    I'm gutted at missing the date we've been working towards.

    I'm angry that we only found out about this *today*.

    I'm anxious because we really need to complete within the next week.

    And I'm just floored. We've put so much into achieving this date - emotionally and physically - I think we've been running on excitement/adrenaline. And now that fuel has been taken away I feel so done. Hoping I wake up feeling more optimistic tomorrow.
    I'm really sorry this happened to you. It's awful when everything had been previously agreed. 

    With our last house sale in 2018, we had 2 fall through and it's made me so much more anxious this time. The fact we are getting no response from our buyer is giving me the heebie jeebies. 

    I know mortgage offers CAN take a while, but our buyers made a big deal about one of them being a broker so the mortgage aspect wouldn't be an issue. They said they'd have it within 48hrs of the valuation, yet here we are 12 working days later. Just waiting for this final piece of the puzzle so we can agree on dates. 

    Our buyers wanted to be done by the end of August, which would have been feasible. Everything else is done. Sigh.

    Update… probate solicitor have received the grant he’s now sent it to solicitor seller and hopefully be able to set a date for exchange then 🤞🤞🤞

    Great news! We've told our landlord that we will be moving onto a periodic tenancy, and it's not going down well. It just such a crappy situation - just want to exchange and set a completion date so we can be honest and start planning.
    10th June - DIP submitted
    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion

    Thank u, oh no hopefully your landlord will be ok, for me I never want to move again after this, fingers crossed we hear soon about exchange, so can’t wait to have a smile on my face again as I’m so bloody miserable at the moment it’s unreal

    Tell me about it! This is just such a painful and frustrating process, I don't know how it's so bad! And it's terrible when you're renting because you are in such a vulnerable position - you can't be honest in case the sale falls through or gets delayed because you'll end up homeless.

    But it sounds like yours is almost there - hopefully you'll be back on here later in the week with an exchange date.

    I know what u mean with private renting as I lived in private before, we in council now so is much easier to give notice, I really hope u have some good news this week, I got everything crossed 🤞
