    Hi everyone!

We agreed a sale on our property 23rd June, our onward purchase offer was agreed 24th June. Our buyer is no chain, and onward purchase is vacant.

Had our mortgage survey and offer sorted 9th July.

Delay with buyer's HB survey but that was done 28th June and they came to view our house again with parents that weekend. They said nothing major came up, all good. They had a valuation done on the 29th June as they switched lenders to get a better rate. Either the buyer or his dad works in mortgages - they told us this when they offered.

It is now 16th August and all searches/enquiries are done but our buyer's solicitor says they have not received their mortgage offer yet.

Rational part of me says if it was such a good rate, perhaps the lender is busy. Neurotic side of me is panicking.

I am hoping it arrives this week so that we can exchange. Fingers crossed!
Hopefully you will hear something this week 🤞and then they can get the report title ready to enable you to exchange 😁

well EA emailed me this morning saying he’s trying to confirm that probate has been granted and I still haven’t heard anything bk, don’t want to pester him but I just need to know 🤯🤯
At least you know they're on it! We're still waiting on that paperwork. Have chased with our solicitor, but he hasn't received anything, so I'm now trying to decide when I should try chasing through the estate agents. So frustrating, because I know the rest of the chain wants to complete before the stamp duty holiday ends and that becomes less and less likely as this delay goes on. Because we can't afford an overlap of rent and mortgage, we need to exchange in Aug to be able to complete in Sep and the longer this gets held up, the less likely that is to happen :(
Oh no, I would chase the EA see what’s going on, I got everything crossed for u, the hours are going by now so can see me not hearing anything now till tomorrow 😭
I'm gonna give them until lunchtime tomorrow and then start chasing with the EA - the seller's solicitor has already been a bit funny about the EA getting involved about this particular thing, so don't want to cause problems.

There's still a bit of time left in the day! Fingers crossed you'll hear something by close of business!
@Cookie211 and @E@E_D_FTB, hoping you get positive news soon! I would definitely be chasing both EA and solicitors at the same time but I am a pain like that 😆 😬 x

  • @DeletedUser - is there anyway your buyer can still get their mortgage? If the LTV wasn’t near the top it may still be an option, depending on how significant the difference is. They could also try with another lender. What have your buyers said?

But that’s the job of the EA, to progress the sale 🤔- maybe the solicitor doesn’t like the pressure of having to deliver to a timeframe. Worth a shot if you don’t hear anything x
