As a buyer I’ve insisted on all sorts (I think I might be an absolute pain to my vendor) but it’s because I want to check everything I possibly can with the person who knows the house best. I love the house I’m buying (even tho it is an absolute hovel) and would not pull out. So far it’s had to be checked for Japanese Knotweed (following our survey highlighting concerns), one of the the bathrooms had been set on fire, anything electrical is broken and it’s right next to a coal mine with the property extension built over a sewer! If anything I am more committed than ever as I can see a real future for my family in that home. I suppose what I am saying is that as a buyer, I insist on a lot of questions but it doesn’t mean I am going to walk away, I just want to be clear on what I need to deal with moving forward. They have to do their due diligence and try to get all relevant paperwork. If they can't get it, they then have to check with their client that they're okay with that. Most of those things are just part of the process and don't necessarily mean anything. Just try to take things at face value, and not a sign of problems to come.

Absolutely agree with this. We're first time buyers and all we want to know is that we're getting the full picture. Currently waiting for some spray foam insulation to be removed to see the condition of the roof timbers. But short of the entire roof being about to collapse, we have no intention of backing out. But we need to know first to know what we're buying. I'm sure your buyer is just doing what they need to do to feel they know the complete picture.WorriedKirkels said:

24th June - Second hard search (Equifax)
1st July - Extra documents requested and uploaded by Broker
9th July - Proof of Deposit requested and uploaded by Broker
12 July - Searches applied for
19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
19th July - Survey carried out
20th July - Offer issued - checked and confirmed by Broker
21st July - Contract checks complete
22nd July - Additional enquiries sent
23rd July - Survey report returned
27th July - Documents reviewed and okayed with solicitor

We signed all of our paperwork for our sale and onward purchase this weekend so I will be dropping them off today with our solicitors. Our buyers are still waiting for local search and our vendor still needs to answer a couple of enquiries so not there yet but seems to be moving in the right direction 😬 x0 -
Expecting my buyer to pull out this week over no roof warranty, just before exchange. Oh joy. (I stated in the Fixtures and Fittings that there wasn't one). It's a perfectly good roof and not at all a shoddy job - I just feel I can't win with anybody despite trying my very hardest to do things right

I’ve been checking in intermittently but not posting due to being in hospital for an op and now recovering. Thankfully all ok. That’s one way to be distracted from exchange and completion, but of course, not recommended!0
