    Seen today that probate have been granted on the probate page, just waiting on solicitor to confirm it’s true, searches and enquiries have been done so fingers crossed it shouldn’t be to long now 🤞🤞🤞

    Hi All

    You may have seen my whinging posts pop up from time to time, I’m the one who daily got told exchange was going to happen but it never has for over 3 weeks now! 

    We’ve finally got to the bottom of the problem, it’s someone right at the bottom of the chain (there’s 5 of us, we are number 4) had a deed of variations to sort out which was apparently done months ago but they decided to wait until nearing exchange to get the management company of their flats to sign it, so that’s what we are waiting for, I was finally told this on Monday this week and that’s the latest update!

    has anyone had experience in degree of variations? And how long does this take?

    Thank u, I’m hoping it is as the lady has a Usual surname and when I have been checking all week it haven’t been there, checked today and it’s there with her first and second name so fingers crossed if it is true it’s been 6 weeks and 3 days since probate registry received all paperwork so fingers crossed 🤞 
  • We’ve only gone and done it!! Now exchanged!! 

    So much weight off our shoulders. 

    I presume I can now start arranging change of address on things and moving broadband etc? We complete next Friday…
    Congratulations 🥳- yep, you can start booking broadband and post redirection etc. I always wait until I am in to notify other agencies i.e. banks, as the mail redirection covers you in the meantime 😁 x

    I have just signed the contract and TR1 for my purchase. It all feels a bit too good to be true at the moment, and I just dread every email I receive incase it is my buyer pulling out. It's been a very long and stressful road, which has at times made me ill, so I am just praying that it is nearly over. I won't believe it until I have physically moved, so many things could still go wrong (a couple of queries are outstanding before my buyer will sign and I'm terrified of a buyer pulling out at this stage). It is possibly made more difficult by the realisation that I am not sure I want to relocate, but circumstances dictate that I must. Nothing in life is forever, and I can always return.
  • We found out yesterday we're not going to make the stamp duty deadline as our seller's new build has been delayed. So that's an extra £2,500 which is a bit painful to swallow but we had budgeted for it just in case. We're now aiming to exchange early September with a completion date mid October. Their solicitor was asking for exchange with an open ended completion (at least I think that's what they meant), but we're not going to be tied in like with no end in sight, but it seems they're now happy to set a completion date around 14th October. 

    I keep telling myself it will all work out and be worth it in the long run!
    House sale/purchase progress (we're selling our rental property and currently living in rented so no pressure to complete both on the same day).

    2/6 - Accepted offer on our house.

    15/6 - AIP in place with Halifax
    18/6 - Offer accepted on our dream home!
    19/6 - Solicitors instructed
    23/6 - Broker applied for AIP with Nationwide to allow us 23 years due to hubby's age - AIP referred!
    24/6 - AIP approved
    5/7 - Full application finally in with Nationwide & valuation booked within 2 hours
    6/7 - Valuation
    12-13/7 - Hard credit searches on both of us with TransUnion (Credit Karma)
    13/7 Hard search Equifax (ClearScore)
    14/7 Proof of deposit requested in a different format
    19/7 Gifted deposit form requested for non-sale part of the deposit - funds were from some inheritance, not gifted - deed of variation sent.
    2/8 Text and email saying offer issued, details to follow in the post!

    21/9 Exchanged on both properties
    24/9 Completed on sale
    14/10 Due to complete on purchase
