Congrats to all who have exchanged this week and I hope a few more of us get lucky today!

Today is 3 weeks since our offer was accepted and we have asked our sol to order searches and had our mortgage offered.

Need to arrange a survey but can’t decide whether to go with a full structural survey as recommended since the house is about 70 years old… it looks in great condition though, not a renovation project in the slightest, so just wondering if the extra money is worth it. What have other people experienced with surveys?
We just had our survey back on a 55 year old house that looked in great condition. Our surveyor was incredibly thorough and it has 100% been worth it. There are so many things on it that you'd think were fine but are not. I 100% recommend going FSS. It gives you a full picture and a list of maintenance tasks for your new home.
It does seem worth it, we've only lived in rented so haven't had the maintenance that comes with owning your home. I'm going to speak to my partner later on about stretching the budget for my peace of mind!
  • Well valuer been and gone in 15 minutes
wonder how long till the buyer here’s anything
anyhow both buyers solicitors and our purchase solicitors have draft contracts and should have searches back next week

    guess it’s back to limbo

Agreed with @greensalad, it's well worth it. None of us are experts, and could easily miss something key. Also, they'll have access to areas you might not have upon viewing. We didn't have access to the loft, for example, so it wasn't until the survey that we found out the extent of the spray foam insulation and were advised on the potential damage it could be concealing. No small matter, as the worst case scenario is a full re-roof! If we hadn't had the full survey with the comments, we would have been none the wiser.

  • I have had my purchase documents in the post today. I'm just hoping the last of the enquiries on my sale goes okay. Signing things is 2% exciting and 98% heightens the nerves even more because it gives a glimmer of hope that you don't want pulled away from you...

Fantastic, so much closer to the process completing 😁 x
  • Congratulations to everyone who has exchanged/completed recently!

13 weeks into the process of selling and buying and the solicitor has just informed me that the sellers solicitors have still not answered enquires!
She didn't get the draft contract from them until 8 weeks into the process and has now only just got the searches back.
So had to chase estate agent - so frustrating - really hope I can move before the end of next month or else I have to pay £1k stamp duty!
  • Congratulations to everyone exchanging and completing.... update on ours, enquiries back with our solicitor and being reviewed, deposit requested, and contracts signed and sent back by both parties so hoping to discuss exchange dates next week... only us who are in rented and the sellers who already have their new home so hoping to get over the finish line before the end of the month.. fingers crossed
