    I was sent contracts (not TR1s yet) to sign today. That's a good sign, right? I still have my buyer doing an (unrequired) mining report and need to find a guarantee for them too. I'm rather hoping my solicitor wouldn't have sent it if she didn't think it would be okay. It's far from my first time buying and selling but in all honestly, I have forgotten about the signing part a bit.
    Our solicitors have sent us the contracts to sign and the transfer deeds so in a similar position to you. We are hoping to exchange late August and move early September so I think it is a good sign. We still have some enquiries outstanding on our onward purchase and our buyers are a little behind us (incompetent solicitors unfortunately) but our solicitors seem optimistic. I’m also hopeful that it may happen a little sooner than planned but that is probably wishful thinking on my part! 😬 x

    How long would you guys wait for the draft contract pack, reasonably? I need a gauge so I know when to really start nagging!

    Offer was accepted on 2nd July. Memorandum of Sale was sent on 13th July.

    I asked about the draft contract pack last week and my solicitor hadn't received it from the vendor's solicitor. Am I being really impatient or should we have received this by now?

    Our solicitor won't start searches until this is received and our LA are currently quoting 6 weeks for return of searches so I'm keen to get the ball rolling.

    I would have thought you should have it by now @greensalad - maybe chase the vendors EA to find out what’s going on?
  • Feeling very frustrated today. We're due to complete next Wednesday, but still have no idea when we can exchange.

    Latest update today was that our buyer's solicitor had agreed the 18th but couldn't proceed because they were waiting to hear from the buyers regarding the gas safety report. This was carried out on Monday, and I received confirmation via the Estate Agent the same day that the buyers were happy with the report and were going to instruct their solicitor to proceed to exchange.

    Either they haven't done that yet (in 3 days!!!) or the solicitor is slow to follow up on their instruction.

    Regardless, I am stressed and anxious. I won't feel comfortable until the exchange has happened, and it's really hard to make moving plans until everything is confirmed.

  • I honestly think that once we have moved I’m going to be ill with depression. This process slowly breaks you and there is nothing you can do about it when you are the bottom of the chain, other than pull out but that will leave us homeless within 4 weeks.

    I am going to try not to chase tomorrow and just let everyone do their thing whilst I sit in the corner and rock back and forth…
    I definitely understand the stress. Hopefully you can do all you can to remain positive. As stressed as you (and many of us) feel now, I'm hoping it will be offset by the relief and euphoria when it all works out in the end. And the more difficult it is, the more we will appreciate that happy ending!

    If anything, feeling like this just shows how much you care and how much it means to you - that's a positive and will see you through it!

    We only moved into our house 2.5 years ago and nothing has changed in that time but I still got super stressed about the impending valuation, I think it’s only natural. In the end we had an e-valuation which I’m glad I didn’t know about in advance as the buyer bid well over asking price! Don’t worry tho as it should be fine. Let us know how you get on x
