  • We were expecting to exchange this week - found out on Tuesday that the people in the chain 2 houses above us had pulled out of their purchase

    Absolutely fed up now, not sure whether we wait for them to find another property but then risk another longer chain, or start to look for another chain free property ourselves 

    Obviously this now means we won’t beat the stamp duty holiday so more expense incurred because of one vendors selfish actions

    Hello!! Quick update! We’ve exchanged and completed on our sale, just waiting for our purchase to complete and then we are moved! All our belongings are with the movers 🤞🏻🤞🏻 Our seller should be out on completion as she is just doing the final bits of cleaning which we’ve done this morning - we are doubling our house size!!

    11th June - DIP referred to underwriter
    12th June - Viewed house, offer made and accepted
    14th June - DIP accepted and full application submitted
    16th June - Valuation booked for 18th
    18th June - Valuation completed - received text and email confirming the report had been received by Nationwide for review.
    22nd June - Hard search (Transunion)
    24th June - Second hard search (Equifax)
    1st July - Extra documents requested and uploaded by Broker
    9th July - Proof of Deposit requested and uploaded by Broker
    12 July - Searches applied for
    19th July - Problem with Proof of Deposit upload - reuploaded by Broker with narrative
    19th July - Survey carried out
    20th July - Offer issued - checked and confirmed by Broker
    21st July - Contract checks complete
    22nd July - Additional enquiries sent
    23rd July - Survey report returned
    27th July - Documents reviewed and okayed with solicitor
    4th August - Searches back
    31st August - Final enquiries back
    8th September - Contracts signed
    15th September - Deposit money transferred
    28th September - Exchange
    30th September - Proposed Completion

    Hi just thought I'd come here and share my stress too 🤣 

    We've had enquiries back now and solicitor says she's going to look at them and if satisfactory shes "going to email me documents to sign" not sure what documents?! searches back a few weeks ago. I'm in no chain and vendor has moved out....they're as keen as me to get moving. Does anyone have a rough idea of how long we think it could be now? I've started decluttering my mess of a house but not packing as of yet x

    Despite being told the acceptance of their offer has been withdrawn, my GF's solicitor has suddenly reappeared and asked the question below.  (A long time ago, way before my GF bought the place, a garage was built and then removed and a downstairs cloakroom was added.  No issues were raised on this when she bought the house - but it would be useful to know what she needs to do in case it delays a future sale, so any advice appreciated):

    "The lender's solicitors replied today and they have concerns in relation to the building regulations consents, building regulations completion certificates for the ground floor cloakroom and garage erected at the property, along with Planning Permission as we note permitted development rights have been removed.  Please provide all enquiries raised in this regard and how you propose to deal with the lack of required planning and building regulation consents."

    Argh - this happened to us on Tuesday (though we're not quite this close to exchange). We're hanging in there for now, but asking same questions as you. We're keeping eye on market though, as I'm losing trust in this chain. It's just gutting. Feel your pain.
