Evening everyone. I have been using this forum which has been a great source of information.I wondered if anyone had any idea (very roughly) how far along the process I am?I have cash buyers for my property who have had their survey completed, issue with electrics raised which I sorted out within a week. I received a list of enquiries to answer from my buyers solicitor about 3 weeks ago which I dealt with. Last week, one further query raised followed receipt of drainage search. Now, buyers side has gone quiet.For my purchase, survey has been completed and my solicitor has been waiting 5-6 weeks for a management pack which relates to the parking area only (the house itself is a freehold). I know my conveyancer has the searches and I requested a flood search which was done. I haven’t received anything yet re my purchase. I think my conveyancer has everything now (the missing management pack arrived today). I believe he was waiting on that to raise enquiries.Does anyone know how far away I might be from exchange? When should I pack? I have all the boxes, but was holding off until I know for sure what’s happening. I don’t want to unpack it all if sale falls through. Does anyone know how far in % I might be along this road? I can’t wait to move, I don’t look at photos of the house I’m buying anymore as I get excited then remind myself until we exchange nothing is guaranteed. I called my conveyancer for an idea and his secretary told me I would get a call once I was at a point of needing to go in to sign mortgage deed and paperwork, so I can have it witnessed. Thanks in advance for your thoughts.0

@Weathergirl_76 - it’s odd but every conveyancer seems to approach it differently so I think it’s too hard to say as depends on the enquiries raised and what is still outstanding. It sounds like it’s moving along so I would be positive if I was you about progress. Just keep touching base with the solicitors and EA so that they remain motivated. I contact everyone every few days just to check where they are at, what’s outstanding and if there is anything they need from me to progress. It’s surprising how many times they come back with things! We are at a similar stage to you based on what you have put but not a leasehold and we are aiming to complete in early September but exchange a week or so before then. Oh, and I keep getting told I am being too hopeful but I just respond that’s the date we will be completing! Hope that helps x0

@WorriedKirkels thanks for your reply. I’m pleased to hear i might be further along than I think, if you are hoping for early September then I am hopeful for mid September! It’s so difficult how to plan as I worry about getting a call from my solicitor saying it’s time to sign and I haven’t packed. I have decided to dedicate the bank holiday weekend to packing then at least I am ready and less stress when it does happen. Hope your move goes smoothly x1

@Weathergirl_76 - let’s be hopeful together! I’m off this week and away with my family to try to de stress after the last year but next week I will be at home and packing all ornaments and things we won’t need for the next few weeks. I’ve already started decluttering to try and focus my stresses on something worthwhile! It always takes longer to pack than we realise so I’m going to focus on what is in my control to get me through until completion. One thing that has helped me focus is that once I get home on Monday I will only have 3 weekends until we are in our new home (would be 24 days if I counted it the traditional way) and suddenly that doesn’t sound so long 😬! Works for my mind and makes me think that actually, that isn’t so long x0

@Weathergirl_76 - oh should have also said that we’ve just received our transfer deed, contracts for purchase and sale etc. for us to sign. My husband is at home and joining us this weekend so he is bringing them with us so I can review before we finish our holiday. Good luck x1

one thing the lockdown has given me is time. I have de-cluttered already and got rid of so many things I don’t use or need. So now, I only have what I am taking with me. Best of luck to you, I hope it all goes smoothly x1 -

After some frantic toing and froing yesterday trying to agree our completion date next week, our sellers confirmed they were ok with the original date rather than 2 days later as they'd wanted (phew) - I felt a bit sorry for them, as we thought they were just being slow at getting back, but it seems there was some miscommunication between solicitors - but I am SO relieved because it would have caused a major hassle with our removals! Had confirmation from our mortgage lender that our funds will be released on Monday, which somehow makes everything seem much more real!
